Description The Property Manager at PeakMade Real Estate is responsible for the overall operation and profitability of a student housing property. This position will lead, motivate and mentor high‑performing teams to provide a world‑class living experience for our residents. As the onsite leader and decision maker, they will be responsible for successfully maximizing property income, occupancy and NOI. Our ideal candidate will be a financially savvy leader with strong industry knowledge and the ability to implement creative leasing strategies that will contribute to the property’s success.

Personnel Management

Manage high‑quality on‑site staff through effective recruitment, training, coaching and development programs.

Perform and document employee evaluations including performance reviews, corrective action reviews and termination paperwork.

Direct the entire turnover process per company policies and procedures.

Strategic Leasing Management

Maintain product knowledge of the property and competitors through continuous market evaluation and share this knowledge with leasing staff.

Show, lease and move‑in prospective residents.

Implement sales and marketing plans that maximize rental income and budgeted occupancy.

Financial Management

Achieve the highest possible net operating income through effective cost control and revenue improvement programs; identify trends and recommend strategies and adjustments.

Develop yearly operating budgets/forecasts and provide accurate operational and financial data to the Regional Manager in a timely manner.

Monitor rent collections, reconcile receipts and ensure compliance with landlord/resident statutes.

Customer Service

Manage resident retention and service‑request follow‑up programs.

Monitor service‑request turnaround and ensure maintenance staff responsiveness.

Administration & Risk Management

Complete required reports as outlined in peak policies and procedures and additional reports requested by owner or supervisor.

Perform apartment inspections monthly, prior to move‑in and at move‑out.

Manage property risk by communicating incidents and potential liabilities.

What You’ll Need

Regular onsite presence is an essential function; full‑time office work required.

High school diploma or equivalent required; college degree preferred.

Four (4)+ years’ experience in property management required.

Two (2) years campus student housing management experience preferred.

Proven ability to perform in all areas of property management: people management, financial reporting, problem‑solving, sales, maintenance, and resident relations.

Ability to analyze and evaluate monthly financial statements and develop yearly operating budgets/forecasts.

Excellent verbal and written communication skills.

Working knowledge of property management software; Entrata highly preferred.
