About the Role We are looking for an experienced, relationship-driven Property Manager to take full ownership of a portfolio of 200–250 units. This is a hands‑on role that combines field work with office-based operations — from walking properties before move-in to being the trusted voice a homeowner calls when something goes wrong.
You will serve as the primary owner liaison for every property in your portfolio, manage inspections, onboard new properties, and handle escalated tenant and maintenance issues to resolution. If you thrive on accountability, variety, and building real relationships, this role is for you.
Responsibilities
Serve as the primary point of contact and trusted advisor for all homeowners in your portfolio
Conduct scheduled and as‑needed property inspections across single‑family and multi‑family units
Perform rent‑ready checks to ensure properties meet move‑in standards and minimize vacancy
Lead new owner onboarding — gathering property data, setting expectations, and ensuring a smooth transition into management
Review, prepare, and conduct
turn estimate calls
with clients and potential clients, including security deposit damage discussions and approval processes.
Handle Tier 2 tenant escalations that require advanced judgment or decision‑making
Coordinate and oversee maintenance escalations through to resolution
Manage lease renewals and Property Management Agreement (PMA) renewals
Monitor overall portfolio health and proactively flag issues before they become problems
Attend weekly leasing meetings to review portfolio performance and client updates
Represent ownership at court hearings for residents when required
Document all activity thoroughly in line with company standards
Requirements
Valid driver's license (field visits required)
Strong written and verbal communication skills
High attention to detail and consistent follow‑through
Ability to manage competing priorities across a large, active portfolio
