Overview The Associate, Asset Management, supports the performance and value creation of Carmel Partners’ multifamily portfolio. This role focuses on executing asset-level business plans, monitoring financial performance, and contributing to strategic decision-making across a regional portfolio.

The Associate is responsible for the day-to-day execution of assigned assets, including lease-up and stabilized properties, and works closely with the Vice President of Asset Management, property management teams, and internal stakeholders to drive operational performance and maximize investment returns.

What you’ll do

Partner with the Vice President and Senior Associates to support operational performance and value creation across a regional portfolio of multifamily assets.

Manage the day-to-day execution of assigned properties, including monitoring financial performance, lease-up progress, and operational initiatives.

Lead detailed monthly financial reviews with property management teams to evaluate performance relative to budget, business plan, and benchmarks.

Track and analyze key performance metrics, including occupancy, leasing trends, revenue, expenses, and cash flow; identify issues and recommend solutions.

Participate in revenue management strategy, including developing pricing and concession recommendations based on market conditions, lease expirations, and historical performance.

Support the preparation and presentation of Quarterly Asset Reviews (QARs) and Annual Business Plans (ALBPs), including analysis of performance trends and key drivers.

Collaborate with property management teams to ensure execution of leasing, marketing, and operational strategies.

Support the transition of new developments into operations, including contributing to lease-up playbooks, business plans, and pricing tools.

Participate in the annual budgeting process for assigned assets in partnership with property management teams.

Partner with Development, Construction, and Investments teams on renovations, repositioning initiatives, and new developments.

Support investment activities including market research, financial analysis, underwriting, and participation in due diligence.

Assist with asset dispositions by supporting analysis, positioning, and coordination with internal teams and external partners.

Conduct market research, competitive analysis, and property visits to maintain strong market intelligence.

Identify opportunities to improve asset performance and operational efficiency and recommend actionable solutions.

Contribute to Asset Management initiatives that enhance reporting, tools, and processes.

Build and maintain strong working relationships with internal teams and external partners.

Provide guidance and mentorship to Analysts or junior team members on fundamental concepts and processes, as needed.

Travel periodically to other Carmel regional offices.

Perform other duties and special projects as assigned.

What you’ll bring

Bachelor’s degree in real estate, Finance, or a related field required

5+ years of relevant real estate experience with a bachelor’s degree, or 3+ years with a Master’s degree.

Strong understanding of multifamily asset management fundamentals, including financial analysis, operating performance, and lease-up concepts.

Demonstrated ability to evaluate a variety of issues and apply sound judgment to develop effective, practical solutions.

Advanced financial and analytical skills with strong proficiency in Microsoft Excel and PowerPoint.

Familiarity with emerging data and analytics tools and the ability to leverage data insights to support asset strategy and operational decision-making.

Experience with property management and revenue management systems such as Yardi, LRO, or similar platforms preferred.

Strong communication and presentation skills, with the ability to prepare and present analyses, reports, and recommendations to senior leadership.

Strong organizational and time management skills with the ability to manage multiple assets, priorities, and deadlines.

Analytical, detail-oriented, and solutions-focused mindset with a developing understanding of broader business strategy.

Collaborative team player with strong interpersonal skills and a high level of integrity and accountability.

Compensation and Benefits Compensation and benefits play a key role in your choice of employer, and our goal is to invest in you and your experience here. You’ll find competitive compensation and a comprehensive benefits package at Carmel.

Base compensation range $125K to $135K. Total compensation for this role also includes a bonus incentive in addition to the base salary. The Company reserves the right to ultimately pay more or less than the posted range and to offer additional benefits and other compensation, depending on circumstances unrelated to an applicant’s sex or other protected status under local, state, or federal law.
