Property Manager (Facilities-Focused) – Student Housing | Newark, NJ

Salary: $80,000 – $85,000 + Bonus Potential

Maple Hall , an off‑campus student housing community serving NJIT, we’re looking for a

Property Manager with a facilities and operations mindset

— someone who takes pride in keeping a building running smoothly, teams aligned, and residents supported behind the scenes.

This is

not

an entry level or leasing role. There are no tours, no sales goals. Instead, your focus is on

operations, maintenance leadership, and delivering a safe, fully functional living environment

for students.

What This Role Really Looks Like You’ll walk the property and notice the things others don’t — a system running inefficiently, a maintenance trend that needs attention, a process that could be tighter.

You’ll lead a team that includes a

Maintenance Supervisor, technicians, and housekeeping staff , making sure work gets done right, quickly, and consistently.

You’ll also work closely with

NJIT partners , ensuring expectations are met, communication is strong, and the community remains in full alignment with university standards.

During peak times like move‑in and move‑out, you’ll help orchestrate high‑volume turns — keeping everything organized, efficient, and on schedule.

What You’ll Be Responsible For

Overseeing daily operations of a large student housing community

Leading and supporting maintenance and housekeeping teams

Ensuring timely completion of work orders and preventative maintenance

Maintaining building systems, safety standards, and overall property condition

Partnering directly with NJIT and attending regular meetings with university stakeholders

Ensuring compliance with all operational, safety, and housing standards

Identifying issues early and solving problems before they elevate

What We’re Looking For

3+ years of experience in

student housing, facilities management, or multifamily operations

Strong experience leading

maintenance and/or housekeeping teams

Solid understanding of building systems and multi‑unit operations

Someone who is

hands‑on, observant, and operationally driven

Comfortable working with external partners (university or institutional preferred)

Highly organized, responsive, and able to manage high‑volume environments

A problem‑solver who takes ownership and follows through

$80,000 – $85,000 salary , based on experience
