HOA Community Association Manager (CAM) Southern Florida Region Position Overview Kai is seeking an experienced licensed Florida Community Association Manager (CAM) to oversee a portfolio of homeowner associations throughout the Southern Region (North Fort Myers to Riverview). This position is responsible for the full spectrum of HOA management functions including governance support, compliance and covenant enforcement, board relations, vendor management, and operational oversight. In addition to HOA management responsibilities, this role will collaborate with the CDD Field Services team to assist with project coordination and vendor management for Community Development Districts within the same region. This position plays a key role in maintaining high community standards, supporting board leadership, and ensuring projects and services are delivered efficiently and professionally. Key Responsibilities HOA Community Management Serve as the primary manager for a portfolio of HOA communities across the Southern Region. Enforce governing documents including covenant compliance and violations management. Conduct routine community inspections and coordinate corrective actions with residents. Prepare for and attend board meetings, annual meetings, and special meetings as required. Prepare board meeting agendas, management reports, and follow-up action items. Work with association boards to implement policies, projects, and strategic initiatives. Coordinate and monitor vendor contracts and service providers. Assist with the development and monitoring of association budgets and review invoices for accuracy. Work closely with accounting to address owner delinquencies and financial reporting. Respond to homeowner inquiries and provide high-level customer service to residents and board members. Maintain accurate community records, compliance documentation, and operational files. Ensure associations operate in compliance with Florida Statutes and governing documents. CDD Field Services Support Assist with project coordination and field service oversight for Community Development Districts within the region. Work with District Managers to ensure proposals, contracts, and project items are prepared and submitted for board consideration. Coordinate with vendors for CDD maintenance projects, repairs, and capital improvements. Track project progress and facilitate timely completion of approved work. Attend CDD board meetings when necessary to provide updates on field service projects. Ensure proposals, updates, and reports are organized and submitted in advance of board meetings. Support communication between district management, vendors, and boards to maintain project momentum. Regional Portfolio Responsibilities Manage communities located between North Fort Myers and Riverview. Conduct regular site visits and property inspections. Coordinate vendor services and operational needs across multiple communities. Maintain strong relationships with board members and residents within the region. Qualifications Active Florida Community Association Manager (CAM) License Required Minimum 35 years of HOA community management experience Experience managing a portfolio of associations Familiarity with Florida HOA statutes and governance procedures Experience coordinating vendors, maintenance projects, and community inspections Strong organizational and time management skills Ability to manage multiple communities and priorities simultaneously Excellent communication and relationship management skills Valid drivers license and ability to travel regularly within the region Preferred Qualifications Experience working with Community Development Districts (CDD) Familiarity with construction or field services coordination Experience supporting capital improvement or infrastructure projects Key Skills Board relations and governance support Covenant enforcement and compliance management Vendor and contract management Project coordination and tracking Budget awareness and operational oversight Resident relations and customer service Strong organizational and communication skills
