Basic Function:

Support the Community Manager in the daily operations of the community, overseeing various aspects such as administration, leasing, accounting, bookkeeping, service, and resident relations. Principal Responsibilities:

The following activities outline the key responsibilities of the Community Engagement Assistant. Additional duties may be assigned as needed. Essential Functions:

Qualify, showcase, and lease apartments effectively. Serve as the Community Bookkeeper; manage rental payments, process invoices, prepare monthly billing for each unit, oversee petty cash disbursements, handle delinquent accounts, issue late notices, and initiate evictions as necessary. Design marketing strategies to attract potential renters and set clear goals for Leasing Associates. Deliver exceptional service to residents, address day-to-day challenges, and foster positive resident relations. Ensure timely completion of essential forms and reports, including the Weekly Community Overview Report, Weekly Status Report, and Monthly Financial Activity Report. Input new lease data, including terms, rent amounts, and demographic details. Monitor the Lease Expiration Report closely. Conduct competitive shopping and prepare a Monthly Market Survey. Inspect vacant apartments to ensure they meet Move-In/Move-Out standards regarding cleanliness and damage. Propose innovative strategies to enhance operations and profitability. Approval Responsibilities:

Authorize legal procedures related to delinquent accounts. Approve monthly billing for rental accounts. Oversee routine purchases authorized in the Operating Budget. Review Weekly and Monthly Activity Reports. Develop, Review, and Submit for Approval:

Payment of invoices and security deposit refunds. Write-offs for bad debt. Short and long-term marketing strategies. Community enhancement initiatives. Review resident requests that deviate from company policy. Requirements:

Education, Training, and Experience:

Associate's degree (A.A.) or equivalent from a two-year college or technical school; one to three years of experience in Payables/Receivables is preferred; or an equivalent combination of education and experience. Leasing and management training, along with sales experience, are beneficial. A Real Estate license may be required in some states. Abilities and Aptitudes:

Excellent interpersonal and communication skills are essential. A strong team player with the ability to prioritize and manage time effectively is crucial. Supervisory Responsibilities:

This role is responsible for executing supervisory duties in accordance with organizational policies and applicable laws. Responsibilities may include interviewing, hiring, and training staff; planning, assigning, and directing work; evaluating performance; and resolving employee complaints and problems. Specific Skills:

Proficiency in bookkeeping, business math, accounting, management, and marketing is required. Must be computer literate and proficient with office equipment such as calculators and typewriters.
