Position Summary We are seeking a strategic and hands‑on Director of Property Services to lead and elevate our property operations across Emerald Isle, NC. This role is responsible for driving performance across housekeeping, maintenance, pools, and linen services, ensuring every home meets the highest standards for both guests and homeowners. This is a leadership role for someone who thrives in structured, fast‑moving environments and knows how to translate systems, data, and processes into consistent operational excellence. You will oversee department managers, strengthen accountability across teams, and step in when needed to solve complex, real‑world operational challenges. The ideal candidate brings a balance of operational discipline and decisive leadership. You are comfortable analyzing performance metrics, optimizing workflows, and holding teams to a high standard, while also developing leaders and building a culture rooted in ownership and continuous improvement. Responsibilities

Lead and develop department managers across Housekeeping, Maintenance, Pools, and Linens, ensuring alignment, accountability, and high performance across all property service operations

Own and elevate the guest experience by overseeing and resolving escalated property issues with urgency, professionalism, and a solutions‑first mindset

Drive both strategic planning and hands‑on execution, stepping in operationally when needed to ensure service standards are consistently met

Establish and maintain strong cross‑functional communication between property services, rental operations, homeowners, and guests to ensure seamless experiences

Define, track, and optimize key performance indicators across productivity, quality, timeliness, and team performance

Lead weekly Property Services meetings and actively contribute to Director‑level leadership meetings to align departmental goals with company strategy

Manage departmental financial performance, including P&L ownership, budgeting, forecasting, and cost control initiatives

Ensure full compliance with operational standards, including SOPs, inspection protocols, work order management, and emergency response procedures

Partner closely with internal departments to drive operational efficiency, service consistency, and overall company performance

Build and foster a positive, accountable, and team‑oriented culture that promotes engagement, ownership, and continuous improvement

Participate in on‑call rotation and provide leadership support during urgent or after‑hours situations

Required Qualifications

Minimum of 3 years management experience in hospitality, property management, or maintenance

Proven track record in light maintenance, housekeeping, linens and pools

NC Real Estate License is very beneficial or will be required within 1 year

Preferred Qualifications

Vacation Rental Experience is highly desired

Track PMS Software experience

CPO (Certified Pool Operator) certification is beneficial
