Property Manager Portfolio

IPM Co. LLC Position Overview We are seeking a results-driven Property Manager to oversee a portfolio of residential and/or mixed-use properties. This role is responsible for the financial performance, operations, tenant experience, and overall asset value of assigned properties. The ideal candidate is highly organized, proactive, and capable of managing multiple properties simultaneously while delivering strong occupancy, retention, and operational efficiency. Key Responsibilities Portfolio & Asset Performance Manage day-to-day operations across a portfolio of properties Drive occupancy, leasing performance, and tenant retention Conduct regular property inspections and ensure brand standards are maintained Leasing & Tenant Relations Oversee leasing activity, including pricing strategy and unit availability Ensure timely response to leads, applications, and tenant inquiries Maintain positive tenant relationships and handle escalations professionally Enforce lease terms, policies, and compliance requirements Oversee renewals and implement retention strategies Financial Management Manage property budgets, expenses, and monthly financial reporting Approve invoices, track expenses, and control operating costs Coordinate rent collection and monitor delinquency Work closely with accounting on reporting, reconciliations, and forecasting Maintenance & Operations Coordinate with maintenance teams to ensure timely work orders and preventative maintenance Oversee vendors and ensure quality, cost control, and timeliness Ensure properties are clean, safe, and operating efficiently Assist in capital improvement planning and execution Team & Vendor Coordination Work closely with leasing agents, maintenance staff, and vendors Provide direction, accountability, and support to on-site teams (if applicable) Build and maintain strong vendor relationships Qualifications 3+ years of property management or related experience Experience managing multiple properties or a portfolio preferred Strong understanding of leasing, operations, and financial performance Excellent organizational and time management skills Strong communication and problem-solving abilities Proficiency in property management software (AppFolio, Yardi, or similar preferred) Valid driver's license and ability to travel between properties Benefits Competitive salary Comprehensive medical, dental, and vision insurance 401(k) with company match of 4% Paid time off and paid company holidays
