We are seeking a high-caliber Superintendent to spearhead a 120-unit, ground-up wood frame multifamily development in Northern New Jersey. Currently at a critical podium and green roof phase, this project requires a leader capable of driving an aggressive schedule through to a May 2027 completion. Client Details Our client is an established, mid-sized General Contractor based in Central New Jersey with a 35-year legacy of excellence. Known for high employee tenure and a professional, peer-to-peer culture, they offer the sophisticated resources of a major firm alongside the agility of a privately held business. Description As the Lead Superintendent, you will be the primary boots on the ground authority responsible for the safety, quality, and pace of a tight-footprint site. You will oversee a field team including an Assistant Superintendent and dedicated labor, ensuring the transition from podium to four stories of wood frame is seamless. Schedule Management: Proactively drive an aggressive construction timeline to meet the mid-2027 delivery date. Technical Oversight: Direct all phases of a 4-over-1 podium build, with a specific focus on waterproofing and complex site logistics. Subcontractor Coordination: Manage and hold all trades accountable in an environment with minimal laydown space. Client Relations: Serve as the principal site contact for a sophisticated and demanding ownership group. Safety & Quality: Maintain a zero-incident environment while upholding the firm's award winning quality standards. You must have a proven track record of delivering ground-up wood frame over podium projects of similar scale (100+ units). We value transferable, high intensity experience and the ability to command a site autonomously. Job Offer Base Salary: Up to $160,000 (commensurate with experience). Performance Incentives: Annual discretionary/merit bonus averaging 5%-10%. Vehicle Support: $500/month mileage reimbursement.
