Default Loan Servicing Specialist (Remote)

What We Do A Property Preservation Specialist maintains, secures, and preserves real‑estate assets—primarily those that are vacant, in default, or foreclosed—ensuring properties meet investor, insurer, and regulatory guidelines.
Key Responsibilities
Conduct initial, subsequent, and specialized inspections (e.g., FEMA, loss draft, occupancy verification) to assess property condition and identify preservation needs.
Secure and maintain vacant properties through winterization, lawn care, debris removal, repairs, and code compliance.
Manage vendor bids and contractors to ensure timely, cost‑effective completion per investor guidelines.
Maintain strict adherence to regulatory requirements and investor/insurer guidelines.
Document inspections, preservation activities, expenses, and communications in servicing systems.
Coordinate with internal departments and external partners to resolve issues and ensure preservation standards are met.
Monitor risks such as code violations or occupancy changes and take proactive action to prevent infractions.
Required Qualifications & Skills
2–3 years in property preservation, asset management, or a related field.
Strong understanding of local, state, and federal regulations and investor/insurer guidelines.
Proficiency with property management software (MSP, LoanSphere, Yardi, FHA Connection) and Microsoft Office.
Vendor and contractor management experience.
Excellent written and verbal communication skills, with a coaching mindset.
Strong attention to detail and ability to multitask and prioritize under pressure.
Typical Duties
Initial and subsequent property inspections.
Securing vacant properties (lock changes, boarding, winterization).
Lawn and landscape maintenance.
Debris and personal property removal.
Addressing code violations and municipal requirements.
Managing bids and work orders for repairs.
Coordinating utility management and vacant property registration.
Preparing reports and documentation for compliance and audits.
Pay Range $43,100.00 – $57,450.00 (base salary)
