JOB DESCRIPTION SUMMARY This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Essential Responsibilities

Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, performing credit screening and criminal background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in and lease signing.

Inspect apartments before resident move‑in and ensure apartments are in move‑in ready condition and schedule any outstanding items with maintenance.

Stay informed about current market and competitor conditions that may affect occupancy and sales results; develop and implement short‑ and long‑term marketing plans and goals; follow community policies related to concessions, specials, and other programs.

Design and execute marketing activities to create and drive traffic to the community, including resident referral and employer outreach programs and internet marketing tools such as Craigslist, Facebook, e‑mail, and other websites.

Use on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.

Ensure that the community and show units meet company standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance needs to the maintenance team, and merchandising show unit and model and amenities.

Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.

Execute and perform activities in support of the community’s lease renewal program by preparing lease renewal letters and packages, meeting with and contacting renewing residents in advance of move‑out dates, and ensuring that renewal documents are signed and implemented on time.

Respond quickly and courteously to resident and client/owner concerns and questions, and take prompt action to solve problems or convey requests to the appropriate individual(s).

Required Licenses or Certifications

All licenses and/or certifications required by state and local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, or sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).

Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.

Travel may be required to assist other properties, attend training, business meetings, or other situations.

Work a flexible schedule, including call‑in during evenings, weekends, and holidays.

Additional Compensation Many factors affect pay within the posted range, including business requirements, prior experience, current skills, and geographical location.

Corporate Positions: Eligible to participate in quarterly or annual bonus programs based on individual and company performance.

On‑site Property Positions: Eligible to participate in weekly, monthly, and/or quarterly bonus programs.
