Senior Director, Real Estate & Workplace Services
The Senior Director, Real Estate & Workplace Services provides enterprise leadership for the strategy, optimization, and operational performance of the organization’s national real‑estate and workplace portfolio. This role translates enterprise strategy into an integrated workplace and facilities model that supports organizational performance, employee experience, risk management, and financial stewardship.
This role leads a critical enterprise function and partners with executive leadership to ensure real‑estate strategy, workplace design, and facilities operations enable Enterprise’s mission, workforce strategy, and long‑term growth. The Senior Director oversees real‑estate portfolio management, workplace services, vendor and contract governance, capital planning, and facilities operations across multiple U.S. locations.
Enterprise Real Estate Strategy & Portfolio Leadership
Lead the enterprise strategy and optimization of the national real‑estate portfolio, including leased and owned facilities.
Translate workforce strategy, growth plans, and workplace trends into long‑term portfolio strategies.
Partner with executive and market leaders on site strategy, workplace utilization, relocation planning, and capital improvements.
Negotiate and oversee commercial lease agreements and strategic real‑estate transactions.
Establish enterprise workplace standards including design, furniture, branding, and space planning guidelines.
Workplace Experience & Space Optimization
Design and lead a workplace strategy that enables productivity, collaboration, and an exceptional employee experience.
Monitor occupancy trends, utilization metrics, and workplace performance indicators to inform continuous improvement.
Align workplace environments with organizational culture and evolving hybrid work expectations.
Facilities Operations & Infrastructure Reliability
Provide enterprise oversight for safe, reliable, and efficient operation of all facilities infrastructure.
Ensure operational continuity of critical building systems including HVAC, power infrastructure, generators, UPS systems, and life‑safety systems.
Maintain compliance with safety, regulatory, and operational standards across all locations.
Risk, Safety & Business Continuity
Lead workplace safety strategy in partnership with Risk Management and HR.
Oversee the Local Emergency Action Plan, ensuring the safety and security of the national office portfolio and Enterprise staff.
Lead enterprise facility‑related risk mitigation initiatives and emergency response coordination.
Vendor, Contract & Procurement Governance
Lead strategic sourcing and vendor governance for workplace and facilities services.
Oversee procurement processes including RFP development, vendor selection, contract negotiation, and performance management.
Manage relationships with external brokers, architects, contractors, and facilities service providers.
Financial Stewardship & Capital Planning
Oversee operating and capital budgets for enterprise real‑estate and facilities operations.
Optimize occupancy costs, including cost per square foot and long‑term capital investments.
Ensure responsible stewardship of organizational resources through disciplined financial management.
Leadership & Organizational Impact
Lead and develop a high‑performing Real Estate & Workplace Services team.
Provide coaching and strategic direction to regionally distributed office/market leaders and office management staff.
Foster collaboration across functions to ensure workplace services effectively support business objectives.
Qualifications Education and Experience
Bachelor’s degree in Business, Management, Real Estate, Facilities Management, or a related field.
10+ years of progressive leadership experience in corporate real‑estate, facilities management, or workplace services.
Experience leading multi‑site real‑estate portfolios within complex organizations.
Demonstrated expertise in strategic planning, vendor governance, and operational leadership.
Experience negotiating commercial contracts and managing capital projects.
Approximately 20% travel to U.S. office locations.
Ability to operate effectively in a strategic leadership role requiring enterprise influence and cross‑functional collaboration.
Preferred
Professional certifications such as IFMA, IWFM, IEMA, or NEBOSH.
Salary and Total Rewards The pay range for this position is $140 K–$165 K. The salary range represents the low and high end of what may be paid for this position. Compensation decisions may be influenced by a variety of factors, including skills, qualifications, experience, and location.
