Position Summary
As the Sales Specialist, your expertise is the linchpin in our leasing operations across diverse communities. Under the guidance of the Regional Sales Manager, you will spearhead the leasing initiatives, ensuring that every community you support is positioned for success by converting prospects to residents.
In this essential role, you are an
executor , implementing leasing activities that effectively meet the distinct needs of each prospective resident and deliver quality applications to each community. You are the
catalyst , providing both the prospective resident and the community operations team with the insights and support necessary to support successful leasing interactions. You are the
guardian , maintaining the integrity of our sales processes. And you are the
tactician , fine‑tuning the sales approach to maximize prospective resident satisfaction and deliver an exceptional experience.
Most importantly, you are the
builder
of relationships, creating a foundation of trust and commitment that prioritizes the happiness of our prospects and the growth of our communities. Your collaboration with the community operations team is paramount in delivering our business goals.
Sales Execution and Customer Experience
Gain comprehensive knowledge of properties and markets to effectively address all prospect inquiries while ensuring Fair Housing compliance.
Identify prospect needs to provide customized leasing solutions and develop virtual leasing materials and tours.
Maintain high levels of customer satisfaction by creating a welcoming and supportive experience. Promptly addressing and resolving objections, issues, and concerns.
Consistently guide prospects through the leasing process to secure commitments.
Collaboration and Communication
Build and maintain relationships with operations teams to ensure a seamless transition of prospective residents to applicants.
Track and report on personal sales metrics to measure the effectiveness of sales activities.
Provide insights and data‑driven recommendations to the Regional Sales Manager for continuous improvement.

Qualifications Education & Experience
Three+ years of related experience or transferable skills.
Experience in sales with a proven record of achieving or exceeding sales targets.
Excellent communication, interpersonal, and problem-solving skills.
Certificates, Licenses, Registrations
A valid driver’s license.
Tools & Systems
Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook).
Proficiency in CRM software and sales performance tools.

Physical Demands
This role is primarily performed in a professional office environment. The position requires occasional travel to support properties in assigned region. While performing the duties of this role, the individual must be able to sit, stand, and work at a computer for extended periods, and travel by air or ground transportation as needed.
Primary work environment: Office (Remote).
Noise level: Quiet to moderate.
Work schedule: One set day off and one rotating to equal a 5 day work week.

Salary range: $57,000-$70,000. If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
