We are seeking a proactive, hands‑on
Property Manager
to oversee a multi‑building portfolio throughout Westchester County. The ideal candidate is an experienced property leader with deep technical expertise in the nuances of aging building systems. You will bridge field operations and resident satisfaction by troubleshooting complex repairs, optimizing vendor partnerships, and mentoring onsite staff to ensure a seamless living experience across the portfolio. Based in downtown White Plains, this role offers a strong base salary plus a discretionary performance bonus.
Responsibilities include:
Act as the primary point of escalation for residents, ensuring exceptional service and high retention rates.
Coordinate with leasing teams to manage the tenant lifecycle, from move‑in procedures to lease renewals.
Proactively address tenant issues and pursue non‑renewing residents to maintain high occupancy.
Directly oversee and mentor building staff, including Superintendents, Porters, and Maintenance technicians.
Handle HR functions for site staff, including hiring, training, and performance management.
Implement new systems to increase operational efficiency and staff accountability.
Conduct regular property inspections to ensure buildings are pristine, safe, and in good repair.
Supervise all maintenance projects, from routine repairs to larger capital improvements.
Manage vendor relationships, including sourcing third‑party contractors and negotiating service contracts.
Monitor inventory and the procurement of maintenance materials.
Collaborate with the corporate office on rent collections and the enforcement of non‑payment protocols.
Review and approve all maintenance and repair‑related invoices to ensure budget alignment.
Ensure all properties remain in strict compliance with local, state, and federal housing regulations.
Qualifications
Proven Experience:
Demonstrated success in managing multi‑site residential portfolios.
Field-Ready:
Ability to travel throughout Westchester County for on‑site management.
Technical Leadership:
Technical acumen to troubleshoot repairs, oversee vendor performance, and mentor field staff to elevate the resident experience.
Communication:
Exceptional interpersonal skills with the ability to handle tenant and commercial occupant needs professionally.
