Acquisition Analyst

Purpose: Support the execution of the company's acquisition of senior affordable housing initiatives by performing financial analysis and underwriting of acquisition opportunities, leading and coordinating project due diligence, working with the acquisition and development team to facilitate, manage, and execute on deal milestones and effectively communicating throughout the acquisition and closing process to the seller, internal team members, legal, vendors, HUD and state agencies. The acquisition analyst will support all aspects of the acquisition cycle from site identification, bidding, underwriting, contract negotiation, third party inspections, due diligence, closing and changeover to construction, asset management and operations housing teams. The acquisition analyst must demonstrate ownership of their work, take initiative, be a very effective communicator and listener, have excellent organizational skills, and be capable of accurate and prudent financial underwriting with the ability to manage key relationships to ensure growth plans are achieved. The acquisition analyst should demonstrate an understanding and passion for the mission of affordable senior housing. Essential functions include supporting the director of acquisitions and senior project leader with the acquisition of multifamily senior housing projects; identifying, investigating, underwriting and modeling potential acquisition opportunities to determine maximum offer price and financial viability; providing support in developing presentations, pitch books, and other materials relevant to making proposals to potential sellers; coordinating, reviewing, analyzing, and summarizing project due diligence; making recommendations to senior acquisition team regarding key findings that may affect the operations, finances, and future investment options of the proposed deal; communicating professionally and directing the flow of real estate transactions by coordinating with sellers, third-party vendors, title companies, outside legal counsel, HUD and other agencies, and property management teams; assisting with various HUD, LIHTC, HOME, and FHLB applications and submittals; working alongside the senior project leader and director of acquisitions to successfully transition all property assets to national church residences construction, housing and asset management teams; managing project timelines and checklists and ensuring compliance with applicable deadlines; adopting, facilitating and managing deal flow management in smartsheets & m-files; supporting senior project leader and director of acquisitions with board reporting, investment corporation reporting, internal investment committee reporting, industry specific presentations and other duties as assigned; traveling may include site visits to review potential acquisitions, as required; assisting senior affordable housing acquisitions team and providing support and other duties as assigned; attending and participating in regularly scheduled team meetings and conferences, as required. Expectations include demonstrating and maintaining a positive, professional manner, managing time efficiently and effectively, providing leadership as a role model to promote a team approach, collaborating and participating in policy creation and appropriate problem-solving methods. Ability to manage expectations, inform stakeholders, and excel under tight deadlines. Strong desire to learn new and evolving information and deal parameters. With respect to client rights, must ensure all care is provided with respect and dignity for clients, report all complaints made by clients and/or families to the appropriate supervisors, report all allegations of abuse, misappropriation of funds/client property and/or any other corporate compliance, drug free workplace, safe work practices, all federal, state, local regulations and laws. Perform other duties as assigned. Job specification sheet education: bachelor's degree required; business, finance, accounting, real estate preferred. Experience: understanding of affordable housing fundamentals and market dynamics. Ability to demonstrate ownership of projects and work with a high degree of autonomy. Highly effective communication, presentation and listening skill set. Excellent written and verbal communication skills. Sound analytical skills and proficiency in Microsoft Excel and PowerPoint required. Collaborative skills, working with diverse internal and external entities to accomplish project goals. Demonstrated ability for multi-tasking and meeting simultaneous deadlines. Ability to travel and attend evening meetings on a limited basis. Mental: must have the ability to understand data and carry out verbal and written instructions. Licensure: valid driver's license and able to meet national church residences' motor vehicle policy.
