Job Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, providing resident satisfaction throughout the lease term, and securing lease renewals.

Responsibilities

Perform all sales and leasing activities to achieve community revenue and occupancy goals: greet and qualify prospects, conduct community tours and apartment showings, process applications, credit screening, background checks, prepare lease and move‑in package, and ensure a smooth resident move‑in and lease signing.

Inspect apartments before move‑in, ensure move‑in ready condition, and schedule any outstanding items with maintenance.

Stay informed about market and competitor conditions, develop and implement short‑ and long‑term marketing plans and goals, and follow community policies related to concessions and specials.

Design and execute marketing activities to drive traffic: resident referral, employer outreach, internet marketing tools (Craigslist, Facebook, e‑mail, etc.), and other community‑specific programs.

Use the on‑site property management software (OneSite, Yardi, etc.) to track availability, record leasing activities, manage resident and prospect data, and capture critical demographic information.

Ensure show units meet company standards by daily inspecting the marketing corridor, communicating maintenance needs, merchandising units, and preparing the leasing office for daily activities.

Follow‑up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, card or phone calls.

Execute lease renewal program: prepare renewal letters and packages, meet with renewing residents before move‑out dates, and ensure renewal documents signed and implemented on time.

Respond quickly and courteously to resident and client/owner concerns, take prompt action to solve problems, and document or convey requests to appropriate individuals.

Qualifications

1–2 years of leasing experience required.

One‑site experience required.

All licenses and certifications required by State and Local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside/outside in all weather conditions.

Push, pull, lift, carry, or maneuver weights up to 25 lb independently and 50 lb with assistance.

Travel may be required to assist other properties, attend trainings or business meetings.

Work flexible schedule, including taking "call" during evenings, weekends, and holidays.

Compensation & Benefits

Pay range: $21.00 – $22.00 per hour (San Diego, CA).

Base salary eligibility for quarterly/annual bonus (corporate positions) and weekly, monthly, or quarterly bonus programs (on‑site property positions).

Housing discount eligible for 40%.
