Key Responsibilities: Conduct valuations for commercial real estate collateral on new originations, renewals, and existing portfolio credits. Review third-party appraisal reports for technical accuracy, regulatory compliance, and valuation soundness. Analyze property-level financials, market rental data, land values, capitalization rates, and comparable sales. Apply accepted methodologies, including Income Capitalization, Sales Comparison, and Cost Approaches. Maintain internal valuation models and ensure consistent application of assumptions. Market Analysis: Monitor trends across New York City and regional submarkets, including vacancy levels, rental rates, cap rate movements, and new supply. Evaluate local economic factors, zoning considerations, and property-specific risks that may impact collateral value. Provide timely insight to credit partners regarding emerging market risks. Credit Support & Collaboration: Partner with lenders, underwriters, and credit officers to support deal structuring and assess the adequacy of collateral. Communicate appraisal findings clearly, including methodology, assumptions, and rationale for value conclusions. Assist with internal credit memos and documentation that relate to collateral evaluation. Support responses to internal audit and regulatory exams concerning valuation practices and CRE risk management. Compliance & Quality Standards: Ensure all valuations comply with regulatory requirements, internal policies, and industry best practices. Maintain complete and accurate appraisal files and documentation for audit readiness. Participate in updates to valuation policies, vendor management processes, and appraisal standards. Qualifications: Experience: Typically 5+ years of commercial real estate appraisal or valuation experience, ideally with exposure to income-producing properties in the NYC metro area. Background: Strong grounding in commercial property valuation, highest-and-best-use analysis, and appraisal report review. Skills:

Advanced financial analysis, cash flow modeling, and market research abilities Solid understanding of DSCR, cap rates, rent rolls, and stabilized vs. in-place income Strong Excel proficiency

Education: Bachelor's degree in Finance, Real Estate, Economics, or related field; professional appraisal certifications (e.g., NYS General Appraiser License) strongly preferred. Knowledge: Familiarity with regulatory expectations for CRE appraisals and valuation independence. Communication: Clear written and verbal communication skills; ability to summarize and defend valuation conclusions. Attributes: Detail-oriented, independent, deadline-driven, and comfortable supporting a fast-paced lending environment. A Preferred Experience: Prior experience at a bank, valuation firm, or appraisal company focused on commercial properties. Exposure to multifamily and mixed-use properties common in the NYC metro. Ability to manage multiple valuations in a high-volume environment. Familiarity with Argus or similar modeling platforms is a plus but not required. What's on Offer

Competitive salary ranging from $95,000 to $160,000 USD.
