
Leasing Professional (Part-Time) - Lakehouse on Wylie

This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.
Responsibilities
Perform all sales and leasing activities to achieve revenue and occupancy goals: greet and qualify prospects, conduct community tours and apartment showings, process applications, perform credit screenings and criminal background checks, prepare lease and move‑in packages, and ensure smooth resident move‑in and lease signing.
Inspect apartments prior to move‑in, ensure they are move‑in ready, and schedule any outstanding items with maintenance.
Stay informed about market and competitor conditions that may impact occupancy and sales, develop and implement short‑ and long‑term marketing plans, and follow company policies related to concessions and special programs.
Design and execute marketing activities to generate traffic, including resident referral and employer outreach programs, use internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and implement community‑specific plans.
Use the on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
Maintain show‑quality standards by daily inspecting the marketing corridor and leasing tours, communicating maintenance needs, merchandising show units, and preparing the leasing office for daily activities.
Follow up with prospects and new residents to ensure satisfaction by sending e‑mails, thank‑you notes, cards, or making telephone calls.
Execute lease renewal program: prepare renewal letters and packages, meet and contact renewing residents before move‑out dates, and ensure renewal documents are signed on time.
Respond promptly and courteously to resident and client/owner concerns, take action to solve problems, and document requests to appropriate individuals.
Required Licenses or Certifications
All licenses and/or certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit, and bend for extended periods; climb ladders and reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
Travel may be required to assist other properties, attend training, business meetings, or other situations.
Work a flexible schedule, including call time during evenings, weekends, and holidays.
Additional Compensation
Corporate Positions: may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
On‑site Property Positions: may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
