Leasing Professional - Eden Heritage Lakes
Position Summary: Coordinate marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Perform all leasing‑related activities to new residents, maintain resident satisfaction, and secure lease renewals.
Key Responsibilities
Perform all sales and leasing activities to achieve revenue and occupancy goals by greeting, qualifying prospects, conducting tours, processing applications, performing credit and background checks, preparing lease and move‑in packages, and ensuring a smooth move‑in process.
Inspect apartments prior to move‑in to confirm move‑in readiness and coordinate needed maintenance.
Monitor market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and execute program policies to maintain occupancy.
Design and execute marketing activities, including resident referral and employer outreach programs, internet marketing tools, and other community‑specific plans.
Use property management software (OneSite, Yardi, etc.) to track availability, record traffic, control resident and prospect data, and capture critical demographic information.
Ensure show units and presentation meet company standards: inspect corridors and leasing tours, communicate needs to maintenance, merchandise show units, and prepare the leasing office.
Follow up with prospects and residents to confirm satisfaction by email, thank‑you notes, cards, or phone calls.
Execute lease renewal programs by preparing renewal letters and packages, meeting residents, and ensuring timely execution.
Respond quickly and courteously to resident and owner concerns, taking prompt action to resolve problems.
Required Licenses & Certifications
All licenses or certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry up to 25 pounds independently, 50 pounds with assistance.
Travel may be required for training or support of other properties.
Flexible schedule including evenings, weekends, and holidays.
Compensation & Benefits Hourly: $18.00‑$20.00 plus eligibility for quarterly or annual bonus programs (corporate positions) or weekly, monthly, and/or quarterly bonus programs (onsite positions).
