Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Essential Responsibilities

Perform all sales and leasing activities to meet revenue and occupancy goals: greet prospects, qualify leads, conduct tours, show apartments, process applications, perform credit and criminal background checks, prepare lease and move‑in packages, and ensure smooth resident move‑in and lease signing.

Inspect apartments prior to move‑in to confirm they are in move‑in ready condition and coordinate necessary maintenance items.

Stay informed about market and competitor conditions; develop and implement short‑ and long‑term marketing plans; follow established policies on concessions and specials.

Design and execute marketing activities to drive traffic: resident referral and employer outreach, internet marketing (Craigslist, Facebook, e‑mail, other websites), and community‑specific programs.

Use the on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.

Ensure show units meet Company standard for quality: inspect corridor, coordinate maintenance needs, merchandise units, and prepare leasing office for daily activities.

Follow‑up with prospects and new residents via e‑mail, thank‑you notes, cards, phone calls, or other contacts to finalize decisions.

Support the lease renewal program: prepare renewal letters and packages, meet with renewing residents, and ensure renewal documents are signed and implemented on time.

Respond quickly and courteously to resident and client/owner concerns; take prompt action to solve problems and document requests to the appropriate parties.

Required Licenses or Certifications

All state and local licenses and certifications required by jurisdiction.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.

Work inside and outside in all weather conditions.

Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.

Occasional travel for training, meetings, or support of other properties.

Work a flexible schedule, including evenings, weekends, and holidays.

The hourly range for this position is $15.00 – $17.00.

Additional Compensation

Corporate Positions: May be eligible for quarterly or annual bonus program based on individual and company performance.

On‑Site Property Positions: May be eligible for weekly, monthly, and/or quarterly bonus programs.
