Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Essential Responsibilities

Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in and lease signing.

Inspect apartments prior to resident move‑in and ensure apartments are move‑in ready, scheduling any outstanding items with the maintenance team.

Stay informed about current market and competitor conditions that may impact occupancy and sales results, develop and implement short‑ and long‑term marketing plans and goals, and follow established policies related to concessions, specials, and other programs.

Design and execute marketing activities to create and drive traffic, including resident referral and employer outreach programs, internet marketing tools, and other community‑specific marketing plans, drives, and specials.

Use the on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.

Ensure that community and show units meet company standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising, and preparing the leasing office for daily leasing activities.

Follow up with prospects and new residents to ensure satisfaction via email, thank‑you notes, cards, or telephone calls and other contacts to finalize leasing decisions.

Execute and perform activities supporting the community’s lease renewal program by preparing renewal letters and packages, meeting with and contacting renewing residents before move‑out dates, and ensuring renewal documents are signed and implemented on time.

Respond quickly and courteously to resident and client/owner concerns and questions, take prompt action to solve problems or document and convey requests to the appropriate individuals.

Required Licenses or Certifications

All state and local jurisdiction licenses and/or certifications required for the role.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Operate indoors and outdoors in all weather conditions.

Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.

May be required to travel to assist other properties, attend trainings, meetings, or other situations necessary for the role.

Work a flexible schedule, including evenings, weekends, and holidays.

Compensation Hourly range: $15.00 – $17.00. Salary and benefits may vary based on business requirements, experience, skills, and location.

Additional Compensation

Corporate Positions: Eligible for a quarterly or annual bonus program based on performance.

Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
