FT Assistant Director of Facilities

Position Summary

The Assistant Director of Facilities is responsible for providing oversight and leadership for day‑to‑day facilities operations and facilities project management, maintaining staffing and project vendor work scheduling, recordkeeping, ensuring consistent performance standards and workplace safety, overseeing building automation systems and maintenance management programs, managing teams to maintain safe, functional and sustainable learning environments, complying with federal, state and local regulations, and collaborating in developing strategic planning and budgeting. Duties and Responsibilities

Oversee daily activities for maintenance, construction, groundskeeping, custodial services, and work process documentation; develop and implement effective protocols to ensure quality outcomes and timely work completion. Provide leadership and supervision of facilities team members, participate in hiring, mentoring, professional development and performance evaluations. Manage the operation, maintenance, repair and installation of heating and cooling, solar, well water and wastewater systems; mentor staff on expectations and standards; evaluate work procedures. Ensure preventative and corrective action work orders are effectively utilized and updated as conditions warrant. Collaborate with faculty and staff on work order and construction activity scheduling and progress updates; respond to urgent needs within scope of authority. Participate in construction project design and planning; review construction drawings to determine work scope, equipment and material needs; coordinate and execute in‑house construction activities and contracted services; use project management software to manage workflow, material procurement and costs. Supervise all facilities control and monitoring systems, including heating and cooling, lighting, electronic access, elevator, emergency power, well water, wastewater and irrigation control systems; perform assessments and develop protocols for energy and resource conservation. Aid in the development and maintenance of technical and engineering documents, drawings, and construction specifications; establish and communicate performance standards, facilities infrastructure and workplace safety. Respond to emergency calls, tasks and work orders as required; perform other related duties as assigned. General Expectations

Education and Experience Requirements

Bachelor’s degree in Construction Management, Engineering, Applied Science, or a related field from an accredited institution. Five (5) years of experience in facilities management, including at least two (2) years in a supervisory role. Two (2) years of experience in project management and database software. Valid state‑issued driver’s license with a satisfactory driving record. Formal training or certifications in facilities management, HVAC, electrical or plumbing are a plus. Preference for candidates who can communicate in Spanish and English. Knowledge, Skills and Abilities

Knowledge of college policies and procedures. Knowledge of HVAC equipment maintenance and operation. Knowledge of commercial building trade skills (plumbing, electrical, control systems). Knowledge and use of equipment monitoring and control programs. Knowledge of preventative maintenance and computerized maintenance management software. Knowledge of workplace safety requirements. Ability to read blueprints, technical and engineering documents. Proficiency with project management and database software. Strong organizational, prioritization and multi‑tasking skills with attention to detail. Ability to establish and maintain effective working relationships across departments. Excellent verbal and written communication skills. Capacity to work independently while contributing to a team environment. Skill in generating and maintaining computer‑based reports, spreadsheets, and databases. Analytical problem‑solving ability with independent judgment and a sense of urgency. Required Conditions of Employment

Background screening required after offer. Driver’s license with clean record required. Must live within a 30‑minute commute of Douglas Campus to respond to emergency callouts. Work Environment

Work is primarily performed under general supervision and may require early morning shifts. Work may occur in classrooms or laboratories with varying climatic conditions, exposing workers to mechanical, chemical, and hazardous materials such as cleaning agents, sanitizers, pesticides and herbicides. Physical Requirements

Tasks include manual dexterity, lifting, kneeling, squatting, climbing, crawling, stooping, twisting, balancing, reaching, and handling. Medium work requires exerting up to 50 pounds force occasionally or up to 20 pounds force frequently. Mental application requires critical thinking, adaptability, creativity, and emotional stability.
