About the Role
Help shape the future footprint of Onelife Fitness.
We are seeking a strategic and results-driven Vice President of Real Estate to lead our expansion into new and existing markets. This executive role is critical to driving growth through market intelligence, site selection, and deal execution.
You will partner closely with executive leadership, development, construction, and legal teams to identify high-impact opportunities and bring new locations to life. This role is ideal for a real estate leader who thrives in a fast-paced, growth-oriented environment and enjoys both strategic planning and hands‑on deal execution.
What You’ll Do
Lead and execute the company's real estate strategy to support aggressive growth targets
Identify, evaluate, and secure new locations through comprehensive market analysis and site selection
Present site recommendations and investment cases to the Executive Leadership Team and Real Estate Committee
Negotiate Letters of Intent (LOIs) and lease agreements to optimize financial and operational outcomes
Build and maintain strong relationships with brokers, landlords, and key external partners
Collaborate cross‑functionally with construction, legal, and operations teams to ensure seamless project delivery
Develop and manage a robust pipeline of real estate opportunities across target markets
Conduct financial modeling and ROI analysis to support investment decisions
Establish scalable processes and operational rigor across real‑estate activities
Maintain visibility into market trends, competitor activity, and regulatory considerations
What You’ll Bring
Strong expertise in commercial real‑estate strategy, site selection, and lease negotiation
Proven ability to operate in a fast‑paced, multi‑site growth environment (fitness, retail, or hospitality preferred)
Executive‑level communication skills with experience presenting to senior leadership
Demonstrated ability to build relationships and influence both internal and external stakeholders
Strong financial acumen, including experience evaluating deal structures and investment returns
Ability to lead, develop, and scale high‑performing teams
High level of ownership, accountability, and strategic thinking
Experience & Education
Bachelor's degree in Real Estate, Business Administration, or related field
5‑7+ years of progressive experience in real estate, development, or portfolio growth
Experience in multi‑unit expansion (fitness, retail, hospitality, or similar industries strongly preferred)
