Role: Porter The Porter is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. The Porter also supports the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities

Community maintenance and daily onsite attendance.

Cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior common areas.

Respond to resident/management requests and work orders promptly.

Ensure timely repairs and replacements for grounds, buildings, breezeways, and common areas.

Inspect community features daily to identify, minimize, and correct hazardous conditions.

Assist in maintaining a preventative maintenance program to extend the life of the community.

Maintain a well‑organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines.

Assist the Maintenance Supervisor in maintaining the hazard communications program; promote safe work practices.

Participate in unit inspections and report violations to the Maintenance Supervisor or Community Manager.

Utilize property resources, equipment, and supplies economically.

Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.

Participate in on‑call emergency duties.

Manage excellent customer service and monitor service request turnaround.

Project a favorable image of the community.

Enforce community policies as delegated by the immediate supervisor.

Education / Experience

High School Diploma or Equivalent.

Basic computer skills and ability to perform all on‑site software functions.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regular movement between work sites and across uneven terrain.

Ascend and descend ladders, stairs, and ramps; work overhead and reach repeatedly; move objects up to 100+ lbs.; operate motor vehicles and golf carts; work in varied weather and hazardous chemicals.

Occasional work in tight spaces, prolonged standing or sitting; operate machinery and power tools; perform overtime, weekends, and night hours for on‑call emergencies.

Benefits and Compensation Our compensation includes a base salary range of $23–$26 per hour, benefits (medical, dental, vision, life, accidental, and disability insurance), a 401(k) with employer matching, and potential commission and performance bonuses. Full‑time employees receive paid sick days and company holidays.

At Asset Living, compensation decisions consider skill set, background, training, certifications, and other factors. The employment offer is accompanied by additional compensation tied to the candidate’s relevant experience.

Salary Range $23 per hour to $26 per hour
