What You’ll Do As the Property Manager, you will be responsible for the day‑to‑day operations, compliance, and financial performance of a HUD Project‑Based Section 8 property.
Key responsibilities include:
Oversee daily operations of a HUD Project‑Based Section 8 community
Ensure full compliance with HUD regulations, HAP contracts, EIV, REAC, and MOR requirements
Manage leasing, certifications, recertifications, and interim certifications
Maintain accurate tenant files and compliance documentation
Supervise onsite staff, vendors, and contractors
Handle resident relations with professionalism and consistency
Coordinate unit turns, maintenance, inspections, and work orders
Prepare, manage, and monitor operating budgets and expenses
Review and approve invoices and service contracts
Prepare for and participate in REAC inspections, MORs, and audits
Partner with leadership to meet operational, financial, and compliance goals
What We’re Looking For
3+ years of HUD Project‑Based Section 8 Property Management experience
Strong working knowledge of:
HUD compliance and reporting
Tenant certifications and recertifications
EIV, REAC, and MOR processes
Experience managing affordable housing in an urban environment preferred
Strong leadership, organization, and communication skills
Resident‑focused mindset with the ability to balance empathy and policy enforcement
Ability to work independently while maintaining accountability
Familiarity with property management software systems preferred
Salary: $80,000 – $95,000 (based on experience)
