Location: Kent Campus Hospital Status: Full Time 80 Hours Shift: Days SALARY RANGE: 87,089.60 - 134,992.00 YEARLY General Summary: Under the supervision of the Director of Facilities Planning & Construction, the Property Manager is responsible for assessing options and opportunities to maximize return and real estate investments as well as the overall value of Bayhealth’s real estate portfolio and financial assets. The Property Manager formulates long term strategies, policies, and processes to maximize returns, and recommends and implements development, acquisition/disposition of real estate and/or restructuring of the portfolio. Acts as owner’s representative to formulate and implement business plan objectives. The Property Manager is also responsible for lease management and property maintenance management of all properties excluding the two main hospital campuses.
Department team members are authorized to have limited access to secured medication rooms to perform duties and responsibilities as defined in this job description. Any staff member requiring limited access to secured medication rooms must have a fully completed and signed Medication Security Agreement for Non-Licensed Personnel form on file and available upon request.
Responsibilities
Manages leases; ensures spaces are leased and re-leased promptly, manages tenant relations, identifies leasing prospects and occasionally responds to routine leasing inquiries. Administers standardized lease agreements.
Maintains accurate property files and records of current space conditions.
Create and sustain a portfolio-wide facility condition assessment. Develop, manage, and coordinate the replacement of major infrastructure items, including but not limited to, interior upgrades, HVAC equipment and systems, roof systems, parking lot surfaces.
Manage and coordinate day-to-day activities regarding property maintenance, to include landscaping, snow removal, tenant build-out, and other building operations.
Engage, contract, supervise, and approve invoices for all goods/services required to maintain all properties in compliance with Bayhealth standards.
Coordinates requests for repairs and maintenance; develops and maintains a network of emergency repair services, vendors, and contractors.
Develop and manage operating income/expense budgets; analyze property monthly utility bills and financial statements, including operating variances from budget, cash management, and strategies for collection of receivables.
Coordinate the collection and documentation of all revenues following the lease obligations of tenants and Bayhealth’s policy on accounts receivable. Communicate with the accounting department to ensure accuracy of rent roll, accounts receivable, and assist in prompt collection of delinquent accounts.
All other duties as assigned, within the scope and range of job responsibilities.
Required Education, Credential(s) and Experience
Education: Associate Degree ; Business Administration; Or an Associate's Degree in Facilities Management, or Real Estate Management.

Required:
Five (5) years experience managing and growing a diverse commercial property portfolio; specific experience in lease development and negotiation, multi-site management, maintenance contract and contract management, and space planning & tenant build-out, and the management of individuals involved.
Preferred:
Ten (10) years of progressive management experience leading the commercial property management and development activities of a healthcare system.
