Job Description: A Senior Project Estimator serves a vital function in the growth of a construction company. The Senior Project Estimator is responsible for accurately estimating the total costs associated with a project. They review subcontractor bids in order to choose the most cost effective option. Senior Project Estimator is a challenging position that requires fine attention to detail. The candidate must demonstrate the ability to work well under pressure, especially when facing bid deadlines.
Responsibilities and Duties
Serve as a lead estimator on complex projects from pursuit through buyout
Prepare detailed conceptual budgets from pre-construction, concept design, schematic design, and design development documents
Perform detailed take-offs of all trades
Lead and present internal and client-facing estimate reviews, clearly communicating scope, risks, assumptions, and pricing strategy
Participate in value engineering and cost-optimization efforts
Provide constructability, phasing, and logistics input during preconstruction
Initiate and manage entire bid process (CM and GC) inclusive of bid solicitation, preparation of detailed bid packages, and assure accurate and proper submissions/proposals by all subcontractors
Review, analyze, and level bids for conformance to project specifications, price, material quality, insurance, wages, and related items.
Identify, document, and resolve scope gaps, overlaps, exclusions, and risks
Discuss and resolve any questions with subcontractors.
Develop and maintain strong subcontractor and vendor relationships
Attend client meetings, answer questions and resolve issues regarding pricing and estimates. Ensure client satisfaction.
Collaborate with engineers, architects, clients, and subcontractors
Interfacing with operations team by communicating deliverable and procurement schedules
Educational and Professional Qualifications
College educated
Ten years minimum experience in budgeting/estimating ground-up and large scale renovation of residential, hospitality and mixed-use projects
Knowledge of GMP style estimating and leveling process
Must be able to efficiently multi-task
Excellent time management and organizational skills
Ability to work well under pressure of deadlines and meet them
Demonstrate proficiency in reading commercial construction plans and specifications
Ability to value engineer
Knowledge of New York City subcontractor base and market pricing, union and non-union preferably
Salary Information
To the extent this position is performed, the annual salary range for this role is $170,000 - $220,000.
