About the Role
We are seeking an operations-focused Commercial Property Manager to support the day-to-day management of our commercial real estate portfolio in the Roseville/Sacramento region.
Unlike third-party management firms, we exclusively manage properties owned by our company. This allows our team to focus on long-term asset performance, tenant retention, and operational excellence rather than portfolio growth.
This role supports daily operations across office and retail properties while working closely with senior management and our facilities team.
Key Responsibilities Property Operations & Tenant Relations
Serve as primary contact for tenant requests and operational issues
Address tenant concerns and disputes in accordance with lease language
Support tenant retention through responsive service and proactive communication
Conduct routine property inspections and identify maintenance or operational needs
Perform inspections of vacant units and coordinate readiness for occupancy
Coordinate vendor services, maintenance work, and repairs
Work closely with Facilities Manager to ensure timely completion of repairs and preventative maintenance
Obtain bids and assist with vendor RFP coordination when needed
Monitor vendor performance and service quality
Lease & Financial Administration
Understand and apply lease terms, including NNN and full-service office leases
Assist with CAM reconciliations and tenant billing processes
Assist with rent billing and tenant ledger inquiries
Code and process invoices using correct general ledger accounts per property budgets
Process invoices through AVID Exchange invoice processing platform
Support tracking of operating expenses and budget performance
Assist with resolving tenant billing issues related to CAM and lease obligations
Maintain accurate tenant and property records
Support operational reporting and internal coordination
Assist with coordination of annual inspections, including fire life safety and other required building inspections
Serve as a point of contact for security or emergency notifications when needed
Qualifications Required Experience
3+ years experience in commercial property management role
Working knowledge of NNN leases, office leases, and retail property operations
Experience supporting CAM reconciliations and operating budgets
Ability to interpret lease language for operational decision-making
Experience coding invoices and managing expenses within property budgets
Experience coordinating vendors and maintenance projects
Technical Skills
Experience with MRI or similar property management/accounting software
Experience with AVID Exchange or similar invoice processing platform
Proficiency in Microsoft Office, especially Excel and Outlook
Professional Skills
Strong organizational and communication skills
Ability to manage multiple properties and priorities simultaneously
Practical, solution-oriented problem solving
Professional tenant and vendor communication
Detail-oriented with strong record-keeping accuracy
Transportation Requirement
Personal vehicle required for travel between local properties
Mileage reimbursed for property-related travel
Preferred Qualifications
Bachelor’s degree in business, real estate, or related field preferred
CPM, RPA, or similar industry certifications a plus
