
Assistant Property Manager — Commercial Real Estate (Retail Required)

ValueRock Realty Partners is seeking a highly organized and execution-focused Assistant Property Manager to support operations across a retail-focused commercial real estate portfolio.
This role is responsible for driving consistent execution at the property level, ensuring tenant issues are resolved quickly, financial data is accurate, and properties are maintained to a high standard. The Assistant Property Manager directly impacts tenant performance, customer experience, and NOI through disciplined day-to-day operations.
Retail property management experience is required. This role demands a working understanding of multi-tenant retail environments, including tenant operations, co-tenancy dynamics, common area maintenance, and the importance of maintaining uninterrupted tenant business operations.
Key Responsibilities
Property Operations & Tenant Management Support daily operations across assigned multi-tenant retail centers Serve as a primary point of contact for tenant communication and issue resolution Ensure rapid response and resolution of operational issues impacting tenant business Enforce lease terms, including use clauses, hours of operation, and property standards Coordinate and manage vendors across all property services Obtain bids, schedule work, and ensure timely and cost-effective execution Maintain high service standards in a live retail environment where downtime impacts tenants Support preventative maintenance programs to reduce long-term costs and disruptions Financial Operations & Accuracy
Track rent collections and proactively follow up on delinquencies Review and code invoices with accuracy and accountability Monitor expenses against budget and flag variances Support CAM reconciliations with accurate retail expense allocations Ensure all financial inputs impacting property performance are correct Lease Administration & Retail Compliance
Track key lease dates and ensure proper execution of lease terms Maintain accurate lease data in MRI Monitor compliance with retail-specific lease requirements (operations, insurance, use) Coordinate tenant openings and ensure operational readiness Property Inspections & Field Execution
Conduct routine inspections with focus on retail presentation and customer experience Identify and resolve issues that impact tenant operations or property condition Document conditions using internal tools (e.g., CompanyCam) Ensure properties consistently meet high retail standards Systems, Reporting & Process Discipline
Maintain real-time tracking in MRI, Salesforce, and CompanyCam Execute standardized processes and operational checklists Maintain organized documentation across all assigned properties Ensure accountability and follow-through across all tasks and projects Qualifications
3–5 years of commercial property management experience focused on retail assets (required) Direct experience managing multi-tenant retail shopping centers (required) Strong understanding of retail operations and tenant needs Working knowledge of leases, CAM, and retail expense structures Proficiency in Excel and MRI (or similar systems) Knowledge, Skills & Abilities
Strong execution and organizational skills in a retail environment Ability to manage multiple tenants, vendors, and priorities simultaneously Understanding of how operations impact tenant success and NOI High attention to detail and accountability Strong communication and problem-solving skills Ability to operate with urgency in a fast-paced environment Physical Requirements
