Property Manager to oversee the daily operations of a portfolio of ICP’s commercial properties across

Southern Michigan . In this role, you will be responsible for the overall management and maintenance of properties, ensuring they are well-maintained and profitable. Your primary goal will be to enhance the tenants’ experience, ensuring their needs are met while maximizing the property’s value. You will work closely with property owners and tenants to ensure clear communication, timely resolution of issues, and effective management of property-related activities. You will need strong organizational skills, a comprehensive understanding of property management regulations, and the ability to work independently while contributing to a dynamic team. In addition, you should be adept at financial management, including budgeting and financial reporting, and have excellent interpersonal skills to foster positive relationships with tenants and vendors. Duties and Responsibilities

Perform full-site inspections (interior and exterior) to maintain the property's overall curb appeal and ensure compliance with safety and maintenance standards.

Have a detailed working knowledge of tenant responsibilities per the leases, including HVAC maintenance responsibilities, and review any maintenance deficiencies with tenants to facilitate corrective action.

Establish and maintain good working relationships with tenants, address any issues or inquiries in an attentive and professional manner to foster a positive working partnership.

Ensure all landlord duties are satisfied and performed effectively. Implement, oversee, and document preventative and other maintenance programs at the property to ensure compliance with local, state, or federal regulations.

Oversee property conditions to ensure that existing and potential deficiencies are identified and remediated in a timely manner.

Create building abstracts that fully detail the assets. This would include all building systems; Dmarc (correct abbreviation?) locations, all utilities, dock positions, roofing types, backflows, available site power and important building information that could be used for management, leasing or construction activities.

Prepare annual operating and capital budgets for each property, including annual reforecasting and capital planning to ensure each property meets financial goals.

Oversee and bid projects as required by establishing work scope, soliciting and evaluating bids, and ensuring high-level performance at the property. Follow up with contractors or tenants on projects and conduct on-site meetings as needed to ensure completion.

Light cleanup duties when needed at properties. This could include roof drain cleaning, picking up trash and debris around sites to ensure they remain in good condition.

Review accounts receivable and work with tenants to ensure payments are kept current. Work with accounting or legal as needed to resolve unpaid amounts in a timely manner.

All other activities needed as assigned or required in the performance of the properties.

Qualifications

Bachelor’s degree in real estate, business administration, or a related field preferred.

Minimum of 3 years of experience in property management or a similar role with a strong understanding of property management practices.

Thorough understanding of building mechanical, electrical, plumbing and control systems.

Excellent communication and interpersonal skills with an ability to manage customer relationships effectively.

Proactive approach to identifying and resolving issues in a timely manner.

Self-directed with a high level of motivation and enthusiasm.

Proficiency in property management software and Microsoft Office Suite.

Exceptional organizational skills: using systemic methods to perform work and creativity to recommend or create new work methods or procedures.

Ability to multitask to complete simultaneous projects and responsibilities with extreme attention to detail according to required timelines and deadlines.

Primarily traveling across Southern Michigan between Detroit, Holland, Grand Rapids and Northern Indiana.

Ability to work extended hours as needed.
