The Opportunity
Harmoni is seeking a Contracts Specialist to join our growing Real Estate team. Harmoni’s Real Estate team is tasked with negotiating, drafting and reviewing legal agreements related to real estate transactions for the construction and operation of wireless infrastructure. On a day‑to‑day basis, the candidate will oversee the preparation, negotiation, and review of ground and tenant lease agreements, amendments, easements, and other ancillary documentation. This position falls under a hybrid work model, with 3 days in the Charlotte corporate office and 2 days working remotely.
Essential Duties and Responsibilities
Draft, negotiate and review tenant licenses, ground lease agreements or easements, amendments, access and utility easements, use authorization and consents, memoranda of leases and other related documentation in accordance with company policies and legal standards
Responsible for daily decision making and task management to ensure assigned drafting tasks are completed accurately and within company targets
Track drafting assignments within Harmoni’s site database platform for reporting purposes
Participate in regular client interface (via email, phone, video, in person) with internal teams/departments and externally with contractors, carriers, property owners, title companies, vendors to align drafting volume with project plans and customer expectations
Assisting with daily operations such as reports, scheduling, research, data management
Review and analyze legal documents such as, but not limited to, legal descriptions, surveys, deeds, land purchase contracts, mortgages, surveys, title policies and subordination agreements
Provide insight and guidance to internal teams regarding the interpretation of contractual provisions, property owner issues and/or customer-related questions
Perform other duties as assigned
Required Qualifications and Skills
Bachelor’s Degree; Juris Doctor (JD) or Paralegal certification is a plus
Minimum of 2 years of experience preferred in the telecom or similar industry with emphasis on reading, drafting and interpreting contracts
Proficient in Microsoft Office (Excel, Word, PowerPoint) and Adobe Acrobat. Experience working in project management software, (i.e. SiteTracker), also a plus
Strong attention to detail and organizational skills to manage high volume drafting with accuracy and consistency
Superior written and oral communication skills to present ideas, thoughts, and analysis of information to key stakeholders
Self‑motivated and proactive with excellent prioritization skills to effectively manage multiple, complex transactions in fast paced, energetic environment
Ability to make critical decisions and find solutions for transactional‑related problems with assistance from other functional groups while following company procedures
Physical Requirements
Constantly sits for prolonged periods at desk and working on a computer in an indoor office setting
Constantly operate a computer and other office productivity machinery such as a copy machine and computer printer
May be required to lift up to 15 pounds
