About the Role Pier Property Services is seeking a highly organized, proactive Property Manager to lead day-to-day operations across our growing portfolio. This role blends tenant relations, property operations, financial management, and team leadership – ideal for someone who thrives both in the field and behind the scenes. Property & Operations Management
Oversee daily operations across all managed properties
Conduct regular in-unit inspections (30–60 minutes daily) to ensure quality standards
Identify maintenance needs, property improvements, and cost efficiencies
Manage unit turns, repairs, and overall property readiness
Ensure grounds and exterior areas are maintained to company standards
Team Leadership & Oversight
Lead and manage Leasing Agent, Maintenance, and Cleaning teams
Set schedules, expectations, and accountability systems
Hold daily team huddles to align on priorities and progress
Train and support staff to improve performance and consistency
Maintain a unified calendar for showings, maintenance, and key deadlines
Utilize Buildium for task management and work orders
Open and ongoing communication with the owner about ideas, wins, and issues
Leasing & Tenant Management
Oversee all leasing activity, including showings, applications, approvals, and renewals
Approve and sign leases; ensure compliance with all policies
Drive tenant satisfaction and retention while minimizing turnover
Address tenant concerns professionally and efficiently
Support weekend showings as needed
Financial & Administrative Management
Manage rent collection, deposits, reconciliations, and invoice approvals
Prepare monthly owner statements and closing reports
Maintain accurate records within property management systems (Buildium)
Ensure timely and compliant handling of security deposits and documentation
Back-End Office & Compliance
Maintain organized records for all properties, tenants, and financials
Assist with tax documentation and filings related to property operations
Coordinate with legal counsel on evictions, notices (including 10‑day notices), and compliance requirements
Ensure adherence to all local, state, and federal housing regulations
Support audits, reporting, and documentation accuracy
Qualifications – Who We’re Looking For
5+ years of experience in property management, real estate, or a related operational role preferred
Must have your real estate license
Proven ability to manage multiple priorities across properties, people, and deadlines
Strong leadership skills with experience managing teams and holding people accountable
Highly organized with strong attention to detail, especially in financials and compliance
Comfortable balancing fieldwork (property inspections) with office responsibilities (reporting, admin)
Experience with Buildium or similar property management software is a plus
Working knowledge of leasing processes, fair housing laws, and eviction procedures
Strong communication and problem‑solving skills
Financial acumen, including rent collection, reconciliations, and reporting
Proactive, self‑starter mindset with a high level of ownership
