
Property Manager

About the Role As a CBRE Property Manager, you will be responsible for supervising the team responsible for all operational and financial activities of a portfolio of properties. This job is within the Property Management job function and requires operating buildings on behalf of a client or group.
What You'll Do
Provide formal supervision to employees.
Monitor the training and development of staff, conduct performance evaluations and coaching, and oversee the recruiting and hiring of new employees.
Coordinate and lead the team's daily activities: establish work schedules, assign tasks, cross‑train staff, set and track staff and department deadlines, and provide mentoring and coaching as needed.
Respond to raised tenant needs and issues.
Conduct site visits and property inspections.
Act as primary contact with property owners, serving as an owner representative to ensure objectives are met and prepare and deliver timely, accurate and complete reports.
Develop and control annual budgets for operating and capital expenses, forecast management plans and prepare monthly performance reports, explaining variances.
Help create programs that will assist the property with emergency recoveries.
Prepare all required legal notices for approval.
Review tenant rent and common area maintenance recovery charges to ensure payment is on time.
Lead by example and model behaviors consistent with CBRE RISE values; influence parties of shared interests to reach an agreement.
Apply knowledge of own job and how it integrates with others to achieve team and departmental objectives.
Identify, troubleshoot, and resolve day‑to‑day and moderately complex issues that may or may not be evident in existing systems and processes.
What You'll Need
Bachelor's Degree preferred with 3‑5 years of relevant experience; a combination of experience and education may be considered in lieu of a degree.
Real Estate license if state required.
Ability to guide the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
Leadership skills to motivate a team and impact quality, efficiency, and effectiveness of the job and department.
In‑depth knowledge of Microsoft Office products (e.g., Word, Excel, Outlook, etc.).
