
Property Manager (Apartment Community)

Position Overview
Monarch Investment is seeking a Property Manager to oversee our 250‑unit site in Evansville, IN.
Essential Job Duties and Responsibilities
Operates the property within the financial guidelines (The Budget)
Makes recommendations to increase income, decrease expenses and grow net operating income
Ensures property is leased at or above market occupancy and rent levels based on owner’s guidelines
Ensures all property marketing is current, accurate, relevant and at its greatest effect
Directs activities of all on‑site personnel and maintains a great working environment for all
Processes all invoices generated by the property and ensures they are paid in a timely manner
Posts, collects, tracks and manages delinquency of rental and other income
Builds and maintains a community of residents through resident relations
Ensures desired tenant renewals are captured at the highest rate possible
Knowledge, Skills and Experience Required
Must have 2+ years’ experience in multifamily rental housing
Excellent computer skills and ability to navigate industry software
Strong customer service skills for resident interactions
Experience with Yardi, Bluemoon, Rentcafe and Outlook preferred but not required
Benefits and Compensation
$58,000 to $62,000 year base
Up to $4,800 a year in NOI Bonus paid quarterly
Monthly delinquency bonus potential
401(k) planning with up to a 3% annual match

Paid time off: 1st year = 80 hrs, 2–4 years = 120 hrs, 5+ years = 160 hrs
8 paid holidays, 2 paid ½‑day holidays, paid birthday off
