This is a full-time on-site role for a Property Manager at MBII Management, LLC located in Ocean City, NJ. The Property Manager is responsible for overseeing the operations, maintenance, and tenant relations for assigned properties. This includes ensuring the property is well-maintained, tenant needs are met, and financial performance meets expectations. The ideal candidate will have a strong background in property management, excellent communication skills, and a passion for delivering outstanding customer service.

Key Responsibilities

Property Operations:

Oversee the day-to-day operations of the property, including managing maintenance schedules, security, and tenant inquiries.

Ensure the property is well-maintained, clean, and safe for tenants.

Coordinate repairs and maintenance with contractors, vendors, and service providers.

Conduct regular property inspections to ensure compliance with safety regulations and standards.

Handle tenant inquiries, concerns, and complaints in a professional and timely manner.

Manage the leasing process, including showing properties, screening tenants, and handling lease negotiations.

Ensure lease agreements are properly executed and maintained.

Enforce property rules and regulations and address tenant violations.

Process tenant applications, background checks, and credit checks.

Monitor rent collection and ensure timely payments from tenants.

Handle budgeting and financial reporting for the property, including operating expenses and income tracking.

Prepare monthly reports on property performance, including occupancy rates, rent collection, and expenses.

Assist with setting and reviewing rental rates to maximize profitability.

Legal and Compliance:

Ensure compliance with all local, state, and federal property laws and regulations.

Handle evictions and legal matters related to tenants, including working with attorneys when necessary.

Keep up to date on fair housing laws and property management best practices.

Customer Service & Communication:

Develop and maintain positive relationships with tenants and vendors.

Communicate property updates, maintenance schedules, and policies to tenants regularly.

Provide excellent customer service to ensure tenant satisfaction and retention.

Qualifications

Experience:

2+ years of experience in property management or a related field.

Experience with residential or commercial property management (as applicable to the position).

Strong knowledge of property management software (e.g., Yardi, AppFolio, Buildium, etc.) is preferred.

Skills:

Excellent communication, customer service, and interpersonal skills.

Strong organizational and time management skills.

Problem-solving ability and conflict resolution skills.

Ability to work independently and as part of a team.

Detail-oriented with strong administrative skills.

Education/Certifications:

High school diploma or equivalent required.

Bachelor’s degree in business, real estate, or a related field preferred.

Property Management certification (e.g., CPM, ARM, or similar) is a plus.

Physical Requirements

Must be able to perform site inspections and walk the property regularly.

Ability to lift up to 25 pounds as needed.

Ability to handle physical tasks related to maintenance or inspections.
