Position Summary The Property Manager is fully accountable for all day‑to‑day property operations, overseeing and enhancing the value of the property and supervising maintenance staff. The role requires regular interaction with residents, vendors, and staff and involves both administrative and on‑site operational responsibilities.
Essential Duties and Responsibilities Operations & Financial Management
Oversee day‑to‑day property operations in accordance with company policies.
Monitor financial performance, including rent collections, delinquency management, and budget adherence.
Maintain accurate operational and financial records.
Leasing & Marketing
Ensure property occupancy goals are met.
Conduct leasing tours and oversee leasing activities.
Monitor local market conditions and implement marketing strategies.
Resident Relations
Address resident concerns and maintain positive community relationships.
Implement resident retention programs.
Personnel Management
Supervise and support staff performance and development.
Schedule and assign work responsibilities.
Address performance concerns and document appropriately.
Maintenance Oversight
Conduct routine property inspections.
Coordinate maintenance priorities and ensure timely completion of work orders.
Support emergency response procedures.
Additional Responsibilities
Perform other duties as assigned based on operational needs.
Support company initiatives and compliance requirements.
Qualifications
Previous multifamily property management experience preferred.
Strong customer service orientation with the ability to build trusting relationships with residents, vendors, and team members.
Energetic and optimistic mindset with the ability to embrace challenges and maintain a positive, solutions‑focused approach.
Knowledge of leasing practices and resident management.
Strong communication and problem‑solving skills.
Proficiency with property management software and Microsoft Office preferred.
Valid driver’s license and reliable transportation.
Physical Requirements and Work Environment
Frequent walking throughout the property for inspections, tours, and operational oversight.
Ability to stand, sit, bend, reach, and move throughout indoor and outdoor environments.
Ability to climb stairs and access multiple building levels where applicable.
Occasional lifting or carrying up to approximately 20 pounds.
Ability to operate office equipment and computers for extended periods.
Ability to respond to emergencies or operational issues, which may require flexible scheduling.
Work Schedule Expectations
Standard business hours with additional availability as required for operational needs, emergencies, or resident matters.
