JOB DESCRIPTION SUMMARY This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, providing resident satisfaction throughout the lease term, and securing resident lease renewals.

Essential Responsibilities

Perform all sales and leasing activities to achieve community revenue and occupancy goals: greeting and qualifying prospects, conducting community tours and apartment showings, processing applications, credit screening, background checks, preparing lease and move‑in packages, and ensuring smooth resident move‑in and lease signing.

Inspect apartments prior to resident move‑in, ensuring move‑in ready condition and schedule any outstanding items with maintenance.

Stay informed about current market and competitor conditions that may impact occupancy and sales results; develop and implement short‑ and long‑term marketing plans and goals to sustain occupancy; follow community policies related to concessions and specials.

Design and execute marketing activities to create and drive traffic to the community: residential referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail and other websites), and community‑specific marketing plans, drives, and special programs.

Use the on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information.

Ensure community and show units meet Company standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to maintenance team members, merchandising and ensuring a physically appealing show unit/model and amenities, and preparing the leasing office for daily activities.

Follow‑up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.

Execute lease renewal program activities: prepare lease renewal letters and packages for residents, meet with and contact renewing residents before move‑out dates, and ensure lease renewal documents are signed and implemented on time.

Respond quickly and courteously to resident and client/owner concerns and questions, take prompt action to solve problems or document and convey requests to the appropriate individual(s).

Required Licenses or Certifications

All licenses and/or certifications as required by State and Local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, crawl in confined areas.

Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).

Push, pull, lift, carry or maneuver weights up to 25 lbs independently and 50 lbs with assistance.

Travel may be required to assist other properties, attend training, meetings, or other situations.

Work flexible schedule, including call during evenings, weekends, and holidays.

Hourly Range:

$16.00 - $18.00

Additional Compensation

Corporate Positions: In addition to the base salary, eligible for quarterly or annual bonus program based on individual and company performance.

On‑site Property Positions: In addition to the base salary, eligible for weekly, monthly, and/or quarterly bonus programs.
