JOB DESCRIPTION SUMMARY This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Essential Responsibilities
Perform all sales and leasing activities to achieve revenue and occupancy goals, greeting and qualifying prospects, conducting tours, processing applications, credit screening, background checks, preparing lease and move‑in packages, and ensuring a smooth move‑in and lease signing.
Inspect apartments prior to move‑in, ensure they are move‑in ready, and schedule any outstanding items with maintenance.
Stay informed about current market and competitor conditions, develop and implement short‑ and long‑term marketing plans and goals to sustain occupancy, and follow community policies related to concessions, specials, and other programs.
Design and execute marketing activities to create and drive traffic, including resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and following other specific plans, drives, and special programs.
Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information.
Ensure that community and show units meet company standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising and presenting a physically appealing show unit or model, and preparing the leasing office for daily leasing activities.
Follow‑up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes and cards or making telephone calls and other contacts to finalize decisions to lease or renew.
Execute and support the community’s lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring lease renewal documents are signed and implemented on time.
Respond quickly and courteously to resident, client or owner concerns and questions, and take prompt action to solve problems or document and convey requests to the appropriate individual.
Required Licenses or Certifications
Incumbents must have all licenses and/or certifications required by state and local jurisdictions.
Incumbents must have a valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
Rare or regular travel may be required to assist other properties or attend training or meetings.
Work a flexible schedule, including call cover during evenings, weekends, and holidays.
The hourly range for this position is $19.00 - $21.00
Additional Compensation
Corporate Positions : In addition to the base salary, may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
Onsite Property Positions : In addition to the base salary, may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
