JOB DESCRIPTION
Position is responsible for coordinating the community's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout lease term, and securing lease renewals. Weekends are required.
ESSENTIAL RESPONSIBILITIES
Perform all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in and lease signing.
Inspect apartments prior to move‑in and ensure apartments are move‑in ready, scheduling any outstanding items with maintenance team.
Stay informed about current market and competitor conditions, develop and implement short‑ and long‑term marketing plans, follow community policies related to concessions, specials, and other programs to boost occupancy.
Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach, internet marketing tools (Craigslist, Facebook, e‑mail, other websites), following other community‑specific marketing plans, drives, and special programs.
Use on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about current and future residents.
Ensure community and show units meet company standards for show quality by inspecting the marketing corridor and leasing tour daily, communicating maintenance and upkeep needs, merchandising, ensuring a physically appealing show unit/model and amenities, and preparing the leasing office for leasing activities.
Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls to finalize lease decisions.
Execute support for the lease renewal program by preparing renewal letters and packages, meeting with and contacting renewing residents before move‑out dates, and ensuring renewal documents are signed and implemented on time.
Respond quickly and courteously to resident and client/owner concerns and questions, and take prompt action to solve problems or document and convey requests to the appropriate individuals.
REQUIRED LICENSES OR CERTIFICATIONS
Must have all licenses and certifications required by State and Local jurisdictions.
Must have a valid driver’s license to operate a golf cart on property.
PHYSICAL DEMANDS
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions.
Push, pull, lift, carry or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
Travel may be required to assist other properties or attend training, meetings, or other necessary tasks.
Work a flexible schedule, including evenings, weekends and holidays.
