to lead Shockoe Valley View. Nestled in the Shockoe Valley neighborhood overlooking Shockoe Bottom, this community boasts skyline views and a convenient location just minutes from VCU.
We are looking for a strong leader to spearhead a community repositioning and elevate the resident experience over the next year. If you have a proven track record in property management, a meticulous eye for financials, and a passion for turning a property's potential into reality, this is your chance to make a massive impact!
Your Mission
Reporting directly to the Director of Property Management, you'll be at the forefront of our community's success, focusing on key areas such as:

Community Cultivator (High EQ):
Exceptional emotional intelligence to seamlessly manage diverse resident needs. You know how to balance empathy with firm policy enforcement to resolve conflicts, improve resident satisfaction, and build a positive community reputation.
Property Logistics Expert:
Highly organized and adept at managing the logistics of a dynamic, multi-building property, including parking management, security protocols, and overseeing amenities like the pool and fitness center.
Market-Savvy Strategist:
Knowledge of the competitive Richmond apartment market. Understand how to market our unbeatable convenience—offering quick access to I-95/I-64, Shockoe Bottom dining, the Capital Trail, and the VCU/MCV campuses—to draw in new renters.
Multi-Family Maestro:
5+ years of experience in multi-family property management, with a deep understanding of the industry.
Leadership Luminary:
2+ years of leadership and supervisory experience with at least two team members, guiding and mentoring them to success.
OneSite Whiz:
Proficient in OneSite property management software, ensuring seamless operations.
Operational & Financial Responsibilities:
Financial Wizardry:
Mastering revenue and expense control, with a meticulous and proactive approach to collecting on delinquent accounts, alongside in-depth financial reporting.
Budgeting Brilliance:
Drafting and developing the annual operating budget from the ground up in collaboration with the Regional Property Manager.
Resident Relations Rockstar:
Leading the charge in our community re-brand by ensuring residents receive a clean, well-maintained environment, and resolving complaints swiftly and diplomatically to improve community morale.
Marketing Marvel:
Developing and implementing creative marketing strategies to attract and retain residents, focusing on our commuter-friendly location and proximity to downtown employers and universities.
Operational Excellence:
Overseeing all aspects of property operations, including swift maintenance turnarounds, leasing, vendor management, and facility logistics.
Team Empowerment:
Conducting performance evaluations, making recommendations for salary increases and advancements, and fostering a supportive and growth-oriented environment.
Safety Sentinel:
Immediately reporting and documenting accidents and emergencies, prioritizing the well-being and security of our community.
Fair Housing Advocate:
Upholding and enforcing Fair Housing Act guidelines to create an inclusive and welcoming environment for everyone.
Important note on high-volume leasing You will be a strategic leader in managing the dynamic leasing demands of a highly convenient, centrally located property. Shockoe Valley View's location attracts a diverse mix of residents—including medical personnel, local workforce, and VCU students—so you will frequently navigate fast-paced leasing periods. Your ability to guide your team through these busy stretches with a proactive, results-oriented approach will be vital to maintaining occupancy and ensuring the community's financial success.
Compensation & Perks
