Senior Director of Operations
is responsible for full operational execution, financial performance, and leadership development across a diverse portfolio of parking assets.
This role is accountable for building and sustaining a
high‑performing, scalable operation
— ensuring consistency, profitability, and exceptional client and customer experiences across all locations.
Key Responsibilities Market Leadership & Execution
Lead day‑to‑day operations across multiple facilities throughout Cincinnati and Kentucky
Ensure consistent execution of operational standards, policies, and procedures
Establish structure, accountability, and clarity across all levels of the organization
Serve as the primary escalation point for complex operational challenges
Team Leadership & Organizational Development
Lead, develop, and hold accountable Facility Managers and senior operational leaders
Build a culture centered on ownership, performance, and continuous improvement
Drive hiring, succession planning, and leadership development across the market
Establish clear expectations and performance metrics tied to results
Own full P&L performance across the market
Drive revenue growth through utilization strategies, pricing, and partnerships
Identify and execute cost control measures while maintaining service quality
Partner on budgeting, forecasting, and financial reportingServe as a senior leader in key client relationships
Lead strategic client meetings, reporting, and performance reviews
Ensure delivery on all contractual obligations and service expectations
Identify and pursue opportunities for organic growth within the portfolio
Operational Excellence & Strategic Growth
Lead implementation of technology, systems, and operational improvements
Support new business development, transitions, and mobilizations
Partner in market strategy to increase utilization, revenue, and efficiency
Drive initiatives that create scalable, repeatable success across locations
Qualifications
7+ years of multi‑site operations leadership experience
Proven ability to lead leaders and manage large, distributed teams
Strong financial acumen with direct P&L ownership experience
Experience operating in fast‑paced, high‑accountability environments
Excellent communication, leadership presence, and decision‑making skills
Experience in parking, hospitality, or service‑related industries preferred

Consistent operational execution across all locations
Measurable improvements in revenue, utilization, and expense control
Strong client retention and satisfaction
A culture where performance drives opportunity and advancement
Physical Demands
Willingness to work in the elements – heat, wind, snow, rain, etc.
Ability to lift, push and pull at least 25lbs.
Ability to stand, walk and run for extended periods of time.
Ability to bend, stoop, squat and lift frequently throughout a shift.
