Coordinate all activities related to apartment rentals, move-ins, move-outs, and lease renewals; interact directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction. Provide excellent customer service to prospective and current residents; generate and handle traffic, qualify prospective residents, lease apartments, prepare lease documentation, and complete move-in paperwork. Ensure model apartments are in touring condition and orient prospective and current residents to the property. Process renewal paperwork and deliver documentation to current residents monthly. Maintain accurate and detailed records of traffic activity in the computer system; follow up with prospective residents via phone, mail or email; convert phone traffic into scheduled tours. Inspect apartments prior to move-ins, coordinate move-in/out with maintenance, and ensure move-in condition. Create and maintain confidential resident files; review move-in paperwork with new residents. Complete weekly leasing reports; follow open/close procedures daily. Assist with ongoing resident relations and respond to requests promptly and accurately. Research competitive properties and inspect buildings and grounds for safety and cleanliness; coordinate with maintenance as needed. Assist with processing work orders; provide clerical support as needed (phone, filing, invoices). May assist with planning resident activities to increase retention. Comply with company policies, health and safety rules, and applicable laws. Performs other duties as assigned. Education and Experience
High school diploma is required. Minimum of one year of previous sales experience is preferred. One year of previous residential leasing experience is preferred. Skills and Requirements
Excellent customer service and interpersonal skills; ability to relate to others. Prior experience in Yardi Voyager or another equivalent system is preferred. Basic knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel). Strong interpersonal skills to effectively communicate with all levels of management; ability to handle confidential matters. Ability to work independently and prioritize in a fast-paced environment with a sense of urgency. Ability to convey technical information with clarity and accuracy; proficient in English. Ability to use general office equipment and systems (telephone, fax, printer, copier, key track). Strong organizational and time-management skills; ability to cope with and defuse difficult situations. Must maintain a valid driver’s license, clean driving record, and current auto insurance. Must comply with safety requirements. Required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment. Our Core Beliefs
