This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Duties include leasing to new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.

Essential Responsibilities
Perform all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, screening, and preparing lease packages.
Inspect apartments before move‑in to ensure they are ready and coordinate any necessary maintenance.
Stay informed about market conditions, develop marketing plans, and follow concession policies to sustain occupancy.
Design and execute marketing activities, including resident referral programs, employer outreach, and internet marketing.
Use the on‑site property management software to track availability, record leasing activities, manage data, and capture demographic information.
Maintain show unit quality by inspecting corridors, communicating maintenance needs, merchandising units, and preparing the leasing office.
Follow up with prospects and new residents to ensure satisfaction through email, thank‑you notes, or phone calls.
Support the lease renewal program by preparing renewal letters, contacting residents before move‑out dates, and ensuring timely renewal of documents.
Respond promptly and courteously to resident and client concerns, taking action or conveying requests to the appropriate parties.
Required Licenses or Certifications
All licenses and/or certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry, and crawl in confined areas for extended periods.
Work inside and outside in all weather conditions.
Push, pull, lift, carry or maneuver up to 25 pounds alone and up to 50 pounds with assistance.
Travel may be required to assist other properties, attend training, or meetings.
Work a flexible schedule, including evening, weekend, and holiday calls.
Compensation and Benefits The hourly range for this position is $17.00 - $19.00.
Additional Compensation :
Corporate positions: eligible for quarterly or annual bonus based on performance.
On‑site property positions: eligible for weekly, monthly, and/or quarterly bonuses.
