Job Summary Arbor Creek has an immediate opening for an experienced Leasing Professional. The Leasing Professional plays a critical role in coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing new residents, providing resident satisfaction throughout the lease term, and securing lease renewals.

Expected Daily Activities

Being part of a team and having fun while providing excellent customer service.

Conduct prospect building and apartment tours, including virtual leasing and in‑person tours.

Ensure a stellar move‑in experience for residents.

Perform market research on comps for marketing and advertising.

Plan and execute community events.

Follow up with prospects by phone and email.

Use social media and internet platforms to market available units.

Assist in lease renewals.

Respond to resident concerns.

Qualifications

Previous sales and customer service experience desired, but a positive can‑do attitude is required.

Proficient in MS Office Suite; additional property management software (Yardi/One Site) desired but not required.

Demonstrated ability to read, write, and communicate effectively, complete legal documents, and explain apartment features to residents.

High level of professionalism in both manner and dress.

Essential Responsibilities

Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in and lease signing.

Inspect apartments prior to resident move‑in and ensure apartments are in move‑in ready condition, scheduling any outstanding items with the maintenance team.

Stay informed about current market and competitor conditions that may impact the community’s occupancy and sales results, and develop and implement short‑ and long‑term marketing plans and goals to sustain occupancy.

Design and execute marketing activities to create and drive traffic to the community, including implementing resident referral and employer outreach programs and using internet marketing tools such as Craigslist, Facebook, e‑mail, and other websites.

Use the on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information.

Ensure that the community and show units meet the company’s standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the maintenance team, merchandising and ensuring a physically appealing show unit or model, and preparing the leasing office for daily leasing activities.

Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.

Execute and perform activities in support of the community’s lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move‑out dates, and ensuring that lease renewal documents are signed and implemented on time.

Respond quickly and courteously to resident and client/owner concerns and questions, and take prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).

Required Licenses or Certifications

Incumbents must have all licenses and/or certifications required by State and Local jurisdictions.

Incumbents must have a valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions.

Push, pull, lift, carry, or maneuver weights of up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.

Rare or regular travel may be required to assist other properties.

Work a flexible schedule, which includes being on “call” during evenings, weekends, and holidays.

Hourly Range $19.00 - $22.00.

Additional Compensation

Base salary may be supplemented by quarterly or annual bonus programs for corporate positions, or weekly, monthly, and/or quarterly bonus programs for onsite property positions.
