Job Description Summary Property Managers are responsible for maintaining our communities to a market-ready standard, ensuring high-level of service and motivating high-performing teams to maximize performance.
ESSENTIAL JOB DUTIES
Ensuring the smooth running of community in a fast-paced environment. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
Providing superior customer service and communication to residents and prospects to enhance satisfaction, increase renewals, revenue, reputation, and profitability. Complete lease/renewal paperwork to ensure completion to company standards.
Track and evaluate advertising and all client traffic.
Develop, mentor, lead, and manage a high-performing, cohesive team, including leasing, customer service, maintenance, and management personnel, to maximize engagement and minimize turnover.
Drive revenues with thorough understanding and analysis of competition and development of creative marketing programs.
Lead by example, instilling, maintaining, and modeling Cushman & Wakefield’s mission to be the best national management company.
Supervise day-to-day operations of the entire on-site team, ensuring all policies and procedures are followed.
Maintain effective on-site staff through interviewing, hiring, and coaching team as necessary.
Maintain residents’ files in accordance with company standards.
Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
Manage and maintain all aspects of overall community budget and finances.
Work with leasing staff to ensure leasing/marketing goals are met.
Perform any other related duties as required or assigned.
COMPETENCIES
Effective communication and customer service skills.
Computer literate, including Microsoft Office Suite and internet navigation skills.
General office, bookkeeping and sales skills and excellent oral and written communication skills.
Determine leasing opportunities of staff and work on goal setting, improving performance of each staff member.
Supervise day-to-day operations of team, ensuring all policies and procedures are followed.
Work with leasing staff to ensure leasing/marketing goals are met.
Be able to manage a team.
Perform any other related duties as required or assigned.
IMPORTANT EDUCATION
Bachelor’s Degree preferred.
Real Estate License preferred.
IMPORTANT EXPERIENCE
3+ years of Property Management experience.
3+ years of Management experience.
WORK ENVIRONMENT This job operates in a professional office environment, routinely using standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regular travel required.
PHYSICAL DEMANDS The role requires standing, walking, stair/ladder use, and occasional lifting up to 25 pounds. Travel up to 15% of time may be required.
BENEFITS AND COMPENSATION Compensation range: $70,304.00 - $79,996.00. Benefits include health, vision, and dental insurance, flexible spending accounts, health savings accounts, retirement savings plans, life and disability insurance programs, and paid and unpaid time off.
