Job Overview The Leasing Specialist is responsible for generating leads, selling and renewing apartment leases in accordance with company and Fair Housing guidelines. The primary duties include greeting prospects, highlighting property features, and securing lease agreements.
Key Responsibilities
Respond to internet leads, answer prospect calls, schedule appointments, conduct property tours, and promote community features.
Greet visitors—including residents, future residents, and internal team members—and deliver high‑quality customer service.
Maintain prospect traffic and leasing data; assist with additional computer data entry as needed.
Inspect units for move‑ins, ensure readiness, and prepare move‑in packets for new residents.
Assist in planning and hosting resident functions and special events.
Collect application fees, deposits, and rent.
Prepare and submit resident application materials for approval.
Follow up with prospects after viewing homes or submitting applications.
Prepare service requests.
Prepare move‑in/move‑out notices, inspections, or procedures.
Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed budgeted occupancy percentages.

Requirements
High School Diploma.
Minimum of one (1) year of customer service/sales experience.
Working knowledge of property management software such as Onesite.
Computer proficiency in Microsoft Office.
Ability to read, write, and communicate effectively.
