We are seeking a Property Manager for our Harbor Village Apartments convention property in Richmond, Virginia. The Property Manager has a vital role in the growth and development of the property. This is an exciting opportunity for the right person to join a company that focuses on growing our employees as well as the bottom line.

We are growing in the Richmond market! We are seeking a Property Manager and Assistant Property Manager for a conventional apartment community in Richmond Virginia.

Responsibilities

Overall management of the property and on-site leasing and facilities team to ensure that income is maximized, expenses minimized, and value preserved and increased--all while keeping our residents happy!

To achieve goals, objectives, mission statement and policies of the owner and company.

To provide professional, ethical and stellar customer service to residents.

Remain abreast of ever- changing legal requirements in the housing industry.

Prepare an annual budget for the apartments. Achieve financial objectives proactively through careful monitoring and monthly reporting.

Meet all property benchmarks to include but not limited to, occupancy, financial, delinquency, maintenance service, and on-line ratings.

Implement a plan to reach business objectives and be flexible to adapt that plan as climates change.

To hire, train, manage and lead all property associates in an ethical manner that ensures their success and professional growth.

Qualifications

Knowledge of apartment property management industry normally acquired by two years of college and multiple years work experience

Experience in management of apartment communities and leadership of people normally acquired by at least three years as a property or assistant manager

A natural curiosity for digging into situations when things "just don’t seem right". A drive to streamline processes, and a mind that is always looking for a better way to do things.

Knowledge and practical application of the VRLTA.

Proven leadership and motivational skills.

An excellent attitude.

Preferred Education and Experience

Bachelor’s Degree

Proficiency with multiple software programs, ability to analyze data from software and turn data into meaningful action items

CPM, CAPS, or ARM Certification

Five years’ experience in property management industry, three years in a management role

Outlook, Excel, Word Perfect skills a must, MRI experience a plus
