Siemens Real Estate (SRE) is responsible for the professional management of Siemens’ real estate portfolio worldwide. This includes the acquisition and setup of new commercial/industrial real estate, renovations, disposition of locations, and servicing customers with a broad set of service offerings.

In the United States, Siemens Real Estate manages approximately 6 million square feet of space at around 215 locations. To effectively manage this large real estate portfolio, it has been divided into five Regional Asset Management Areas (RAMs). Each RAM has an operational leader and a commercial property manager (CPM), who works with a finance counterpart. This position is for the CPM who will financially support the RAM leader and reports directly to the Head of Finance Asset Management.

This person will be responsible for commercial execution within the RAM as directed by the Head of Finance, focusing on the operational business (lease in and lease out) and ensuring the commercial correctness of the related financial statements.

This is a hybrid position and can be based in Alpharetta, GA, Orlando, FL, or Austin, TX. Austin, TX, is the preferred location.

You’ll make an impact by: Assist in the development of budgets and reports for the RAM, track performance against budget, and support the region in implementing SRE financial reporting standards and tools. Provide reporting to key stakeholders, including the Head of Finance, as required. Other responsibilities include:

Assist in the development, along with the RAM Head, of bottom‑up financial planning and alignment with target setting, and monitoring of compliance with accounting standards.

Support with iAPP Business Case Calculations.

Ensure accuracy of local financial figures and create and align financial forecasts.

Identify, realize, and report savings measures with location management.

Monthly review of bookings and billing, commercial project definition and preparation, including cost/investment calculations, and interface with other team members from the Region and the Business Administration Service Center.

Coordinate accounting, legal, tax, and insurance‑related topics, supporting the Head of Finance for negotiation and preparation of external renting and customer lease contracts.

Apply the SRE pricing model according to guidelines (calculating net rent, rent adaptation, evaluating pricing impact of maintenance measures and projects).

Prepare and ensure accuracy of all financial data required for customer reporting, meeting reporting timelines.

Prepare and analyze financial results, providing variance commentary on a monthly basis to budget and forecast.

OPEX and Service costs analysis review, alignment, and communication with tenants.

Ensure full charges of net‑rent, OPEX, and services to customers.

Develop feasibility studies in conjunction with Project Managers.

Provide finance support to Project Teams, including project cost tracking, project analysis, status of contracts, open commitments, and project close‑out.

Resolve complex problems not covered by existing procedures or practices independently, demonstrating critical thinking to achieve high‑impact solutions.

Perform advanced work in professional accounting and finance areas.

Responsible for financial reporting, KPI measurement and tracking, and general analysis.

You’ll win us over by having the following qualifications: Basic Qualifications:

2‑3 years of experience in accounting or finance.

2‑3 years of experience with financial management, including reporting, budgeting, and forecasting.

2‑3 years of experience in a real estate environment.

2‑3 years of experience in business administration and financial controlling.

Experience utilizing financial data and information to make sound business decisions that promote cost effectiveness and profitability; understands and practices sound fiscal principles.

Functional knowledge of MS Office Tools: Excel, Word, etc.

Ability and willingness to travel domestically up to 5% per month.

Authorized to work in the United States without the need for sponsorship now or in the future.

Preferred Qualifications:

Knowledge of Siemens' business, organization, and processes.

The pay range for this position is $74,970–$128,520. Annual incentive is 10% of the base salary, subject to budget and candidate experience, knowledge, skills, and qualifications.
