Summary
The Mortgage Loan Processor 2 is a critical customer-facing position that performs a wide range of duties related to the processing and pre‑underwriting of residential mortgage loans. It handles file and vendor level tasks, maintains regular contact with external and internal customers, and coordinates the loan file from receipt in Fulfillment to submission to Closing. The role includes reviewing and verifying loan documents (e.g., W‑2 income, IRS tax returns, self‑employed borrower income, assets, credit, appraisal, condo certification, homeowner’s insurance, title insurance) to ensure complete, accurate information that complies with underwriter and program details. Candidates must communicate clearly, multitask, work in a team, and manage an assigned pipeline with exceptional attention to detail and time‑management skills.
Job must be onsite and can only be filled in one of these locations: Columbus, OH; Byron Center, MI; or NC.
Duties & Responsibilities
Processes FHA, VA, Conventional, and Jumbo loans
Financial Analysis – reads, interprets, and draws accurate conclusions from financial material; verifies and analyzes loan documentation including credit reports, income, assets, appraisal, title, homeowner’s insurance, and general loan structuring.
Ensures a minimum level of documentation (creditworthiness, income, and asset data) is submitted before delivering a loan file to Underwriting, utilizing fraud and compliance tools, reviewing alerts, and clearing conditions.
Demonstrates working knowledge of federal and state guidelines, rules and regulations such as RESPA, TILA, HMDA, etc.
Updates fees based on the preliminary Closing Disclosure, corrected documents, and loan change requests, ensuring redisclosure requirements are accurately noted in the loan origination system.
Organizes and uploads documents to the image system, validating items and indexing them into appropriate folders.
Nurtures a pipeline of loans, maintaining timely and compliant flow to meet internal and external service level agreements.
Prioritizes and monitors daily workflow to ensure loans are worked on according to expected timelines.
Communicates effectively – understands concepts, tools, and techniques to transmit, receive, and interpret information.
Contacts borrowers to collect required documentation and acts as liaison between origination, underwriters, realtors, and borrowers, including first‑time home buyers, private client groups, and bank customers seeking purchase or refinance.
Works closely with Loan Officers and Personal Production Assistants to ensure a timely and accurate customer experience throughout the mortgage process.
Interacts with mortgage professionals to obtain information or clarify documents in loan files.
Manages an average pipeline of loans within an assigned operations center.
Performs other duties as assigned.
Basic Qualifications
High School Diploma/GED
Minimum of 1 year of demonstrated residential mortgage processing or equivalent experience as Processor, Loan Officer Assistant, Loan Officer, Closer, or similar mortgage operations role.
Preferred Qualifications
College degree
Current working product knowledge of FHA, VA, Conventional and other loan programs such as Jumbo, Portfolio, construction to permanent, down payment assistance, and bond programs.
Experience with automated underwriting for Fannie/Freddie (CONV/FHA/VA/RD)
Self‑motivated, self‑reliant person capable of succeeding in a remote position.
Excellent disposition, mindset, communication skills, and work ethic.
Strong ability to multi‑task with detailed attention while meeting deadlines in a fast‑paced environment.
Strong listening and problem‑solving skills.
Commitment to integrity and customer service.
Demonstrated knowledge of federal and state guidelines, rules and regulations such as TRID and Reg B.
Ability to analyze income and tax forms accurately and calculate income for all types of borrowers.
Strong knowledge of mortgage procedures, processes, and documentation.
Capacity to work independently on processing various loan applications.
Capacity to prioritize to meet loan closing deadlines.
Familiarity with Microsoft, mortgage, and banking applications/software.
Exempt Status:
Yes (not eligible for overtime pay).
