Job Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, providing resident satisfaction throughout the lease term, and securing resident lease renewals.

Essential Responsibilities

Performs all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.

Inspects apartments prior to resident move-in to ensure apartments are move-in ready and schedules outstanding items for maintenance.

Stays informed about current market and competitor conditions that may impact occupancy and sales results, develops and implements short- and long-term marketing plans and goals, and follows community policies related to concessions, specials, and other programs.

Designs and executes marketing activities to drive traffic, including resident referral and employer outreach programs, internet marketing tools such as Craigslist and Facebook, and other community‑specific marketing plans.

Uses on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.

Ensures that the community and show units meet company standards for show quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising, and preparing the leasing office for daily activities.

Follows up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, and cards or making telephone calls to finalize decisions to lease and/or renew.

Executes lease renewal program activities by preparing renewal letters and packages, contacting renewing residents, and ensuring renewal documents are signed and implemented on time.

Responds quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems and convey requests to the appropriate individuals.

Other Responsibilities

Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary.

Organizational Responsibilities

Follows established policies and procedures, monitoring compliance with regulations, standards, and processes, and reports violations to the appropriate individuals.

Practices proper safety techniques, reporting mechanical or electrical malfunctions, injuries, or other safety issues promptly.

Identifies areas for improvement and offers suggestions to improve community efficiency, profitability, and productivity.

Keeps abreast of changes in technology, leasing and sales tools, processes, and standards, attending trainings and applying knowledge to responsibilities.

Working Conditions

Incumbents work in an office environment but also may experience frequent exposure to outside elements where temperature, weather, odors, or landscape may be unpleasant or hazardous.

Physical Demands

Must be able to physically access all exterior and interior parts of the community and amenities.

Must stand, walk, or sit for extended periods and push, pull, lift, or maneuver weights up to twenty pounds independently, and up to fifty pounds with assistance.

Routine local travel may be required for training or market research.

Must work a flexible schedule that includes weekends and/or holidays.

Required Licenses or Certifications

All licenses and certifications required by state and local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Knowledge, Skills, Abilities

Ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions.

Proficiency in sales skills: generating leads, conducting presentations, qualifying prospects, and closing deals.

Proficiency in word processing, property management software (preferably Yardi and/or One Site), and spreadsheets for reports and documents.

Mathematical skills to add, subtract, multiply, divide, calculate percentages, and perform financial calculations.

Internet proficiency for marketing, advertising, sales, use of Craigslist, Google, and other search engines.

High school diploma, GED, or employment history demonstrating sales, marketing, internet, and customer service background sufficient to resolve complaints and complete financial records.
